Job SummaryAs a Maintenance Technician II, you will complete preventive maintenance (PM) and repairs on commercial and industrial facility equipment. You will travel daily in a company van to multiple customer sites, conduct system inspections, troubleshoot issues, and communicate status updates to customers and coworkers. Ownership of work packages and adherence to safety guidelines are essential.
Essential Duties & Responsibilities- Abide by all safety guidelines including OSHA regulations, lock‑out/tag‑out, and other company policies.
- Conduct shift rounds to monitor equipment performance and document findings.
- Maintain, troubleshoot, and repair equipment independently or with the maintenance team, inspecting operating characteristics such as speed, pressure, vacuum, and vibration.
- Perform preventive maintenance on HVAC, fire life safety systems, plumbing, electrical systems, transformers, motors, MCC panels, variable frequency drives, dock equipment, lighting, and associated components.
- Rebuild pumps, steam traps, valves, electrical, and pneumatic solenoid devices; paint walls, fix leaks, and replace sinks, piping, valves, or drains as needed.
- Complete administrative tasks such as parts ordering, purchase order creation, vendor management, and attendance at project meetings.
- Communicate effectively with coworkers and customer staff to ensure clear understanding of work requests and status.
- Document work results in the CMMS, analyze findings, and recommend updates to PM schedules.
- Manage maintenance projects, including complex equipment repair, and provide guidance to subcontractors.
- Perform other duties as assigned by the Site Manager.
- High school diploma (or equivalent); preference for undergraduate business or trade school training.
- Approximately 4 years of experience or training in mechanical, electrical, plumbing, or carpentry skills.
- Valid driver’s license, forklift operator license, and JLG operator license required.
- Ability to interpret written, oral, diagrammatic, or graphic instructions, including safety rules and maintenance procedures.
- Proficiency in MS Word, email, and building automation or CMMS software.
- Strong oral communication skills for presentations to customers and staff.
- Physical dexterity for operating hand tools and power tools; ability to disassemble/reassemble HVAC and building equipment.
- Knowledge of building systems such as HVAC, plumbing, electrical, life safety, and envelope.
- Capability to operate a forklift, scissor lift, and aerial lift.
- Computer, cell phone, or tablet proficiency.
- Adaptability to dynamic priorities and ability to manage unexpected downtime.
- Availability for non‑standard schedules, including weekend work.
- Basic math skills for calculations of discounts, commissions, and measurements.
- Problem‑solving ability to address variable operational scenarios.
The technician must stand, walk, reach, climb stairs and ladders, lift and move up to 70 pounds, and tolerate adverse rooftop and extreme temperature conditions. Work occurs in environments that may involve fumes, chemicals, electrical shock risk, vibration, noise, and outdoor weather.

Geographic DisclosureCompensation Range: $24 – $33 per hour.
