Overview

Willow Bridge Property Company is a full‑service residential property company with deep roots in the industry. Since our early days as Lincoln Property Company, we have set the standard of excellence for multifamily operators and developers. We are currently hiring for an experienced Maintenance Supervisor who will be responsible for maintenance operations at a multi‑family residential community. The role rewards an entrepreneurial mandate and strong relationships with team members and residents.

Technical

Expertise
  • Ensure make‑readies and other maintenance projects are completed accurately and on time according to WBPC’s quality standards.
  • Maintain and update all assigned service requests using Yardi Mobile until completion and closure.
  • Provide troubleshooting and training for maintenance staff on a range of trades (thermocouples, motors, boiler controls, fire alarms, plumbing valves, fixtures, water lines, alarms, locks, construction work) to assess functionality and recommend repair or replacement.
Team Leadership
  • Plan, schedule, and supervise the maintenance staff in daily activities including maintenance, installation, repairs, service requests, turn‑overs, and grounds/common‑area cleaning.
  • Hire, train, and develop maintenance staff, ensuring company policies, procedures, and safety practices are applied.
  • Communicate effectively within the team, motivate members, and convey expectations and goals.
  • Participate in department or regional meetings, community events, and lead safety and department meetings with staff.
Compliance Knowledge
  • Conduct regular safety inspections, correct unsafe practices or situations, and train staff in proper handling of chemicals, supplies, and equipment.
  • Adhere to all company safety policies and ensure employees work in a safe environment.
  • Comply with OSHA safety regulations, federal, state, and local laws regarding health, safety, or environment, and WBPC’s SOPs and policies.
Asset Care & Longevity
  • Coordinate with vendors and contractors for installation, maintenance, and repair work.
  • Ensure service requests, make‑readies, and maintenance projects meet WBPC’s quality standards.
  • Apply preventive care, inspections, and timely repairs to protect the long‑term condition of property assets.
Financial Awareness
  • Maintain the department budget, understand the financial impact of maintenance decisions, and adjust approaches to stay within budget.
  • Prepare specifications for major planned projects, negotiate or solicit bids with contractors and vendors, and inspect vendor work for quality and cost compliance.
  • Purchase or order maintenance supplies, materials, and appliances efficiently, and maintain appropriate inventory levels.
Qualifications
  • Minimum of 5 years of related maintenance experience; property management experience preferred.
  • Proven ability to supervise and lead a team.
  • Expert-level understanding and diagnostics in electrical, carpentry, plumbing, HVAC, painting, carpet care, and appliance repair.
  • Certifications preferred: HVAC, EPA, CPO where applicable.
  • Effective communication and interaction with management, partners, subordinates, vendors, and residents.
  • Expert skills with small hand and electrical tools, basic electrical, carpentry, painting, and small‑machinery repair.
  • Basic computer skills (mobile device and PC).
  • Valid driver’s license and ability to operate a motor vehicle.
  • Availability for on‑call work assignments, emergency calls, off‑hours, and overtime.
Benefits

Typical base compensation range: $36.00 to $37.00 per hour USD.
