Total Base Pay Range: $61,500.00 - $83,500.00
Responsibilities- Diagnose and repair problems in HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, flooring, hardware accessories, masonry, painting/wallpaper, water features (pools, spas, etc.), and waste management systems.
- Assist with creating and/or organizing work orders and general maintenance tasks; complete assigned work orders and repairs in a timely manner and consistent with company operating and equipment/supply standards.
- Ensure vacant apartment homes and car garages are rent‑ready in a timely manner, performing turnkey tasks such as cleaning, carpet cleaning, appliance repair, caulking, painting, and other repairs to ensure readiness for occupancy.
- Train, mentor, and oversee work/projects of Maintenance Technicians I and IIs.
- Conduct apartment Preventative Maintenance (PM).
- Inspect community’s grounds and buildings daily to identify maintenance needs.
- Maintain an Incident and Injury Free safety culture by following all AVB safety policies and procedures.
- Perform Hot Works (brazing, soldering, welding) when applicable within AVB Standards.
- 3+ years of experience in maintenance work, including HVAC repair, plumbing, electrical, and general maintenance repair work.
- Valid driver’s license.
- HVAC certifications (CFC required) or willingness/desire to learn.
- Ability to accommodate an on‑call schedule in rotation with the team each month.
- Excellent communication skills to provide customer service to associates and residents.
- Ability to read and understand policies and procedures including Key Control Policy, Apartment Home Turnover Policy, and all Maintenance Emergency policies.
- Knowledge of cleaning and chemical supplies, ability to read and understand Hazard Communication Safety Data Sheets (SDS), and proper handling/application of chemicals and general cleaning supplies.
- Knowledge of Personal Protective Equipment (PPE) and correct usage.
- Basic understanding of emergency systems, shut‑offs, locations, and sequence of operations.
- Knowledge of paint types and paint tools.
