  • Manage each project so that they are finished on‑time and within budget while maintaining a positive reputation for Minturn with project owners, engineers, subcontractors, and suppliers.
  • Understand project requirements by analyzing contract documents, plans, and specifications.
Communication and Coordination
  • Attend managers’ meetings and provide summaries of project progress.
  • Coordinate and attend project hand‑off meetings.
  • Coordinate and attend project close‑out and “lessons learned” meetings.
  • Attend policy and procedures review meetings.
  • Communicate with office administrators, operations manager, and president on all project‑related information.
  • Coordinate with other project managers and superintendents to share knowledge and maintain an environment of cooperation.
Safety and Security
  • Ensure that the Superintendent maintains a safe and secure environment on the jobsite.
  • Identify safety hazards and implement plans to mitigate risks.
  • Identify security concerns and implement plans to reduce exposure.
  • Act as a “second set of eyes” when visiting jobsites to identify safety or security concerns that may have been missed.
  • Support company safety initiatives to ensure a safe work environment.
Project Management Duties
  • Create and maintain project job cost controls.
  • Review each estimate for cost and time‑saving opportunities.
  • Create labor and equipment budgets aligned with the estimate.
  • Develop and maintain construction schedules that align with contract requirements and project budgets.
  • Write subcontract and purchase orders in compliance with contract documents and project schedules.
  • Create and maintain spreadsheets and logs for subcontractors and suppliers while accurately tracking contract values and progress billings.
  • Communicate with subcontractors and suppliers to ensure contract and schedule compliance, including receipt of signed contracts, proof of insurance, bonds, submittals, and closeout documentation.
  • Create schedules of values as required by contract documents.
  • Submit progress payment applications promptly and in accordance with contract requirements.
  • Track outstanding payments and resolve late payment issues.
  • Complete quarterly job cost projections.
  • Review submittals for compliance with contract documents, coordinate submissions, and track approvals.
  • Recognize changes to the contract and promptly notify the owner or engineer per contract requirements.
  • Perform quantity take‑offs, solicit and analyze quotes, and complete estimates and proposals for change orders as needed.
  • Track project change orders and adjust job cost budgets upon approval.
  • Write subcontractor and supplier change orders.
  • Track back charges and generate change orders to subcontractors and suppliers when necessary.
  • Review invoices and credit card charges for accuracy and apply cost codes weekly.
  • Resolve invoice discrepancies with subcontractors and suppliers promptly.
  • Review and file weekly field paperwork for accuracy and completeness.
  • Review employee timecards for accuracy and completeness and resolve discrepancies with the superintendent.
  • Review labor projection reports for accuracy and ensure compliance with labor budgets.
  • Analyze labor projection reports and determine steps needed to improve production when necessary.
  • Review equipment usage to ensure compliance with equipment budgets.
  • Ensure project close‑out documentation is complete, including operation and maintenance manuals, spare parts, subcontractor and supplier lien releases, consent of surety, final pay applications, and release of debts and claims.
  • Close out projects in a timely manner.
  • Serve as the primary point of contact for owners, engineers, subcontractors, and suppliers throughout the project lifecycle.
  • Generate correspondence as necessary to maintain communication with all interested parties.
  • Prepare drawings and sketches to support construction work, change orders, and project layout.
  • Ensure quality control and compliance with project documents.
  • Analyze changing project conditions and determine steps necessary to maintain budget and schedule.
  • Continuously seek opportunities to improve efficiency and reduce costs.
