Senior Project Manager - Commercial Construction
We are seeking an accomplished Senior Project Manager with 7+ years of true commercial general contracting experience to join a growing commercial construction team in the Des Moines metro area.
This is a leadership-level opportunity for a construction professional capable of independently managing complex commercial projects, driving project profitability, leading teams, managing owner relationships, and resolving issues proactively. The ideal candidate will have strong experience in steel-frame construction, preferably including multifamily and large-scale commercial projects.
Key Responsibilities
- Provide overall leadership and management for complex commercial construction projects from preconstruction through final closeout.
- Serve as the primary champion for project execution, profitability, schedule, safety, quality, and customer satisfaction.
- Lead project turnover from estimating and preconstruction into field operations.
- Develop and oversee comprehensive project management plans covering scope, procurement, schedule, financial controls, quality, safety, environmental requirements, and risk.
- Partner with Project Superintendents to establish project execution strategies, manpower requirements, equipment utilization, material procurement, and construction means and methods.
- Develop, manage, and monitor CPM schedules while proactively identifying and mitigating delays.
- Oversee project budgets, cost controls, monthly projections, billings, collections, cash flow, and profitability.
- Review, negotiate, and execute contracts, subcontracts, purchase orders, change orders, supplements, and cost-control adjustments.
- Identify potential claims, quantify impacts, and lead timely resolution.
- Participate in estimating, bidding, constructability reviews, business development, client presentations, and contract negotiations.
- Build and maintain strong relationships with owners, developers, architects, consultants, subcontractors, and other project stakeholders.
- Provide leadership and mentorship to Project Engineers, Project Managers, and project team members.
- Manage project closeout, punch lists, warranty requirements, and final documentation.
- Ensure projects are delivered safely, profitably, on schedule, and to the highest standards of quality and integrity.
Qualifications
- 7+ years of progressive commercial general contracting/project management experience.
- Experience leading commercial construction projects of approximately $20M-$50M+.
- Strong experience managing projects independently from preconstruction through closeout.
- Steel-frame construction experience required.
- Multifamily construction experience strongly preferred.
- Experience with large-scale multifamily, commercial/mixed-use, retail/restaurant, industrial, tenant improvement, and/or historical renovation projects.
- Demonstrated experience with both ground-up construction and tenant improvement projects.
- Strong financial management, cost-control, scheduling, contract administration, and change-order experience.
- Thorough understanding of prime contracts, subcontract agreements, purchase orders, insurance requirements, lien waivers, and payment procedures.
- Strong knowledge of construction operations, materials, equipment utilization, productivity, scheduling, and cash flow.
- Proficiency with Microsoft Office Suite and construction scheduling systems.
- Four-year construction-related degree or equivalent combination of technical training and relevant experience.
- Strong leadership, communication, negotiation, client-management, and problem-solving abilities.
Project Environment
- Projects are primarily located within a 30-mile radius of the Des Moines metro area.
- No routine overnight travel.
- Hybrid office and job-site position.
- Projects range from approximately $800K to $110M, with the primary project sweet spot around $5M-$20M.
- Approximately 50% tenant improvement and 50% ground-up construction.
- Approximately 95% of projects are steel-framed.
- Senior Project Managers typically manage 1-3 projects, depending on project size, scheduling, and sequencing.
