Location Requirement: Candidate must be located in or within close proximity to the Des Moines metro area.
Shift: Monday - Friday 6:00 am - 2:30 pm
Essential Functions- Serve as a technical resource for maintaining, planning, executing and overseeing the operations of EMC buildings; assist leadership with future building or system plans.
- Troubleshoot and repair HVACR, mechanical, electrical, plumbing, and control systems. Perform chemical tests on system fluids.
- Maintain and repair exhaust fans, AHUs, chillers, boilers, and pumps, including changing v‑belts, changing air filters, cleaning equipment, and performing other mechanical repairs such as bearing, sheave, and shaft replacement.
- Label equipment and maintain accurate records of repairs in coordination with the CMMS.
- Read and interpret draft prints, as‑built drawings, and schematics.
- Complete preventative maintenance and assigned work orders while identifying areas for improvement and efficiency.
- Inspect and test the operations of the building HVACR, mechanical, electrical, plumbing, and control systems daily.
- Serve as a technical resource to the team and assist with on‑the‑job training of new facilities technicians.
- On‑Call Rotation:
Technicians participate in an on‑call rotation every sixth week, providing coverage for a full week. - Occasional Overtime:
Approximately once every six months, technicians may be required to work a Saturday shift (approximately 3‑5 hours).
- High school diploma or equivalency.
- Four years of experience in maintenance or operations.
- Building Owner Manager Association’s Systems Maintenance Technician (BOMA SMT) or Systems Maintenance Administrator (BOMA SMA) completion, or industry‑related certification preferred.
- Advanced training in mechanical and electrical operations preferred.
- Possess or be willing to obtain CPR/AED certification through EMC in the first year.
- Excellent technical knowledge of HVACR, hydronic, mechanical, and electrical equipment.
- Thorough knowledge of plumbing, carpentry, welding, construction, installation, and other related functions.
- Good written and verbal communication skills.
- Good computer skills.
- Ability to work early or late based on shift schedules.
- Ability to participate in on‑call rotation during off hours.
- Valid driver’s license with acceptable motor vehicle report per company standards required if driving.
Hiring salary range for this position: $28.23 – $37.05 per hour. The actual salary will depend on education, skills, experience, and business needs.
