POSITION PURPOSE AND SUMMARY
The Maintenance Technician is committed to delivering an excellent guest and associate experience. The role ensures all property equipment functions, premises remain pristine, and guest rooms are well maintained. The technician completes tasks outlined in the Green Shield Binder and as directed by management or the Regional Asset Manager in a timely, standards‑compliant manner.
MAJOR / KEY JOB DUTIES- Demonstrates a 100% commitment to guest and associate experience.
- Works with minimal supervision while performing essential duties to satisfaction and company standards.
- Responds to and assists with all guest requests with diligent follow‑through in accordance with company guidelines.
- Performs out‑of‑room cleaning outlined in the Green Shield Binder to maintain premises in pristine condition (trash, debris, interior/exterior, grounds, walkways, stairwells, driveways, parking, and snow/ice removal where applicable).
- Performs listed repairs following the work order process in the Green Shield Binder, making repairs timely and professionally.
- Completes preventative maintenance inspections and repairs as outlined in the Green Shield Binder.
- Follows the Green Shield Inspection schedule daily to accomplish tasks in a timely, standards‑compliant manner.
- Maintains all records as outlined within the Green Shield Binder (Guest Room PM deficiencies, PM Room Inspections, Life Safety Inspections, Elevator Inspections, Non‑Guest Room Deficiency Log).
- Follows the outlined workflow on the Green Shield Schedule, utilizing SOPs as a reference guide to complete all tasks per company standards.
- Maintains organized and clean maintenance room, managing and safeguarding maintenance tool inventory daily and ensuring all tools are in good working condition.
- Maintains clean and organized boiler rooms, electric rooms, HVAC rooms, fire sprinkler rooms in accordance with company standards and local ordinances.
- Ensures all fire safety equipment (fire alarm system, smoke detectors, CO detectors, fire extinguishers, etc.) are operational and inspections are current and compliant with company standards and local ordinances.
- Complies with all ESA safety and security policies and procedures to include OSHA and ADA.
- Maintains pool or spa in compliance with ESA policies, procedures, and local ordinance where applicable.
- Handles or assists with emergency response at the property or sister location when asked by management.
- Monitors and follows up with outside vendors when directed by management.
- Assists with cleaning any assigned hotel areas (font desk, associate breakroom, guest laundry, fitness room, vending areas, stairwells, common areas).
- Responsible for maintaining overall hotel cleanliness.
- Other duties as assigned by the management team.
- Read and speak English proficiently; interact with guests, associates, and outside vendors.
- Understand and follow safety rules, operating and maintenance instructions, procedure manuals, and company guidelines and standards.
- Write routine reports and correspondence.
- Add, subtract, multiply, and divide in all units of measure using whole numbers, common fractions, and decimals.
- Use units of measurement for weight, volume, and distance.
- Apply good judgment at all times.
- Assist with resolving guest issues in accordance with company policies.
- Regularly required to remain stationary, be mobile, navigate the hotel, handle, reach, and detect objects, tools, or controls, and detect scent and detect sounds.
- Position must access low areas, traverse heights, remain stable, balance, and bend, kneel, or crouch.
- Occasionally push/pull objects weighing up to 50 pounds.
- Discern or detect items in guest rooms to ensure safe performance of work.
- Frequently work in outside weather conditions (depending on hotel).
- Occasionally work in wet humid conditions (non‑weather related), near moving mechanical parts, in the presence of fumes or airborne particles and toxic or caustic chemicals, and risk of electrical shock.
- Typically moderate to loud noise levels in the work environment.
- The associate may be asked to travel to help additional locations within a reasonable geography.
- High School Diploma or General Education Degree (GED); or one to three months related experience and/or training; or equivalent combination of education and experience.
