Position Summary:
The Quantity Surveyor (QS) is responsible for managing all cost, financial, and contractual aspects of a large data center development. This role ensures the project is delivered within budget while maintaining cost visibility on fast-moving, high-value construction activities such as civil, structural, architectural, mechanical, electrical, and commissioning scopes. The QS partners closely with construction, procurement, engineering, and scheduling teams to support cost control, change management, and commercial risk mitigation throughout the lifecycle of the project.
Daily responsibilities include:
- Prepare detailed cost estimates for all phases of the data center—from early concept through IFC (Issued for Construction) design packages.
- Produce cost models factoring in mission-critical equipment (switch gear, UPS, generators, cooling equipment, prefabricated assemblies, conduit/cable, etc.).
- Conduct detailed quantity takeoffs using drawings, BIM models, and specifications.
- Develop and maintain the overall project cost plan and cash-flow forecasts.
- Track committed costs, actuals, accruals, and cost-to-complete.
- Provide weekly and monthly cost status reporting to the project team and leadership.
- Identify cost trends early and recommend corrective actions.
- Assist in creating bid packages and evaluating contractor proposals for all major trades (MEP, civil, structural, electrical systems, commissioning firms, prefabrication partners).
- Support negotiation of commercial terms, pricing, and risk allocations with vendors and subcontractors.
- Ensure contract documentation aligns with project scope, quality requirements, and schedule goals.
- Review contractor change order submissions for quantity accuracy, cost justification, schedule impact, and entitlement.
- Prepare independent cost assessments for owner review.
- Track all changes in a centralized log and maintain accurate forecasting based on approved and pending changes.
- Support dispute resolution and claims mitigation with clear documentation.
- Measure completed work for monthly payment applications, especially across MEP and electrical equipment installation.
- Validate contractor progress, quantities installed, and field-reported material consumption.
- Perform onsite quantity verifications in coordination with field teams.
- Identify commercial and financial risks early and elevate mitigation strategies.
- Produce clear, data-driven reports summarizing cost exposures, overruns, value-engineering opportunities, and procurement status.
- Support compliance with internal cost governance and audit processes.
- Work closely with project managers, construction managers, schedulers, design engineers, and the logistics/materials teams.
- Participate in weekly commercial and construction coordination meetings.
- Support alignment between design changes, field conditions, procurement status, and budget impacts.
Skills:
- Bachelor’s degree in Quantity Surveying, Construction Management, Engineering, Finance, or related field.
- 3–7 years of experience in cost management, quantity surveying, or commercial construction roles.
- Strong understanding of construction methods—particularly large-scale industrial or mission-critical builds.
- Proficiency with cost management tools (e.g., CostX, Bluebeam, Procore, Excel, BIM measurement tools).
- Strong analytical skills and ability to interpret drawings, specifications, and schedules.
- Excellent communication and negotiation abilities.
- Experience in data center, semiconductor, pharma, or other critical-infrastructure construction.
- Strong familiarity with MEP and electrical systems unique to data centers.
- Knowledge of standard contract formats (AIA, FIDIC, NEC, EPC, GMP, Lump Sum).
- Professional accreditation or pursuit of RICS, AACE, or CIQS credentials.
- Experience with prefabrication or modular construction environments.
Pay Rate can range between $61.25 hr to $70 hr depending on experience, education, and skillset.
