Core Responsibilities
Estimating & Bid Management
  • Lead conceptual through CD-level estimates for projects ranging from $5M to $200M+
  • Develop detailed quantity takeoffs across all CSI divisions using Sage with eTakeoff
  • Manage full bid process: scope development, subcontractor solicitation via Building Connected, bid leveling, and GMP proposal assembly
  • Maintain estimate templates, cost databases, historical benchmarks, and escalation tracking tools
  • Present GMP proposals with clear cost narratives including scope, alternates, contingencies, general conditions, and fees
  • Lead final GMP negotiations
CM Lifecycle - Concept Through Transition
  • Pre-Design:
    Develop ROM budgets using square-foot cost models; advise on delivery methods; identify risks
  • Schematic Design:
    Prepare SD estimates; benchmark budgets; flag variances and long-lead items
  • Design Development:
    Develop detailed estimates; lead constructability reviews and value engineering efforts
  • Construction Documents & GMP:
    Manage bid packaging, subcontractor leveling, and GMP presentation
  • Transition to Operations:
    Lead preconstruction handoff; remain engaged through buyout; issue reconciliation reports
  • Continuous Improvement:
    Participate in cost reviews; update historical databases; share market insights
Subcontractor & Supplier Relationships
  • Maintain a strong network of union and non-union trade partners
  • Support diversity initiatives targeting 30% participation from M/W/SBE subcontractors
  • Evaluate subcontractors based on financials, safety, bonding capacity, and performance
  • Build long-term partnerships to ensure competitive pricing and execution quality
Processes, Standards & Team Cadence
  • Follow established preconstruction processes, reviews, and approval gates
  • Utilize standardized templates for estimates, reports, and GMP documentation
  • Participate in team meetings including pursuit reviews, estimate reviews, and project kickoffs
  • Maintain accurate and up-to-date data in designated platforms
  • Proactively communicate risks, constraints, and scope gaps
Workload Management & Delivery
  • Deliver estimates, GMPs, and bid packages within defined timelines
  • Manage multiple concurrent projects of varying size and complexity
  • Lead post-buyout reconciliation and issue variance reports
Business Development & Mentorship
  • Support Go/No-Go decisions, proposals, and client presentations
  • Mentor junior team members and support development
  • Contribute to process improvements and tool adoption
Qualifications
Education & Experience
  • Bachelor's degree in Construction Management, Civil Engineering, Architecture, or equivalent experience
  • 8-10 years of commercial estimating experience, including 3+ years in a leadership role
  • Experience on projects $20M+; $50M+ preferred
  • Experience with GMP, CM at Risk, Design-Build, and Lump Sum delivery methods
  • Experience across sectors such as commercial, healthcare, education, civic, or mixed-use
Required Software

  • Sage Estimating with eTakeoff
  • Microsoft Office 365 (Excel, Word, PowerPoint, Outlook)
  • Building Connected
Preferred:
Procore, MS Project, Primavera P6, BIM-based tools

Technical Knowledge
  • Building systems across all CSI divisions
  • AIA contract documents and GMP structures
  • Union and non-union labor pricing
  • Material cost trends and escalation
  • General conditions cost modeling
Regulatory Awareness
  • Familiarity with building codes and accessibility standards
  • Understanding of OSHA and site safety cost impacts
  • Knowledge of diversity compliance and prevailing wage requirements
Work Environment
  • Office-based with regular local travel
  • Occasional extended hours during bids or deadlines
  • Ability to access active construction sites with PPE
