Role Summary

The Senior Projects Delivery Director will play a critical leadership role in overseeing the end-to-end delivery of a landmark entertainment and mixed-use development in Qatar. This high-profile project integrates residential, hospitality, entertainment, and commercial components, aiming to establish itself as a premier lifestyle and leisure destination in the region. The role requires an experienced delivery professional with deep expertise in project execution, construction management, and multi-stakeholder coordination for large-scale developments.

The Senior Projects Delivery Director will be responsible for ensuring projects are delivered safely, on time, within budget, and in accordance with approved quality standards, while aligning execution with the overall business objectives and vision of the development.

• Execution Strategy: Develop and implement the overall project delivery strategy across all components of the development, from early works through construction, testing, commissioning, and handover.
• Ensure alignment between project execution plans, approved budgets, schedules, and the intended design and operational outcomes.
• Oversee delivery methodologies, packaging strategies, procurement sequencing, and construction phasing.

• Programme and Schedule Control: Establish and maintain the master development programme, ensuring realistic timelines and clear milestones.
• Monitor progress across all work streams, proactively identifying risks to schedule and implementing corrective actions.

• Work closely with the CEO, Design Director, Commercial Director, and Finance Director to ensure project delivery aligns with design intent, commercial strategy, and financial controls.
• Coordinate with Operations, Asset Management, and End-User teams to ensure operational readiness and smooth handover.
• Support Sales and Marketing teams by aligning delivery milestones with launch, leasing, and opening strategies.

• Lead coordination with contractors, consultants, project managers, and specialist advisors.
• Manage relationships with authorities, utilities providers, and regulatory bodies to ensure approvals and inspections are secured in a timely manner.

• Oversee all construction activities across multiple sites and packages, ensuring compliance with approved drawings, specifications, and quality standards.
• Ensure robust site governance, reporting structures, and escalation protocols are in place.
• Drive a strong culture of safety, quality, and accountability across all delivery partners.

• Lead the management of design changes, scope adjustments, and variations, ensuring impacts on cost, programme, and quality are fully assessed and approved.
• Coordinate closely with commercial and contracts teams to manage variations and claims.

• Ensure all project delivery activities comply with Qatari laws, regulations, and authority requirements.
• Implement and maintain project risk registers, identifying delivery, interface, and constructability risks and ensuring mitigation strategies are in place.
• Oversee quality assurance and quality control processes to ensure delivered assets meet required standards and long-term operational needs.

• Provide regular, structured reports to the CEO and senior management on programme status, cost, risk, and key delivery issues.
• Establish dashboards and reporting tools to track progress, productivity, safety, and quality metrics.

• Continuously review delivery performance to identify inefficiencies, bottlenecks, and opportunities for improvement.
• Implement lessons learned and best practices across phases and packages.

• Build and lead a high-performing project delivery team, including project directors, construction managers, and discipline leads.
• Provide clear direction, performance objectives, and accountability across the delivery organization.
• Mentor and develop team members, ensuring succession planning and capability building within the delivery function.
• Foster a culture of collaboration, ownership, and results-driven execution.

• Essential Requirements Minimum 20 years of experience in project delivery and construction management, with at least 8–10 years in a senior leadership role delivering large-scale mixed-use, entertainment, hospitality, or infrastructure developments in Qatar or the GCC.
• Proven track record in delivering complex, multi-phase projects from early works through completion and handover.
• Strong experience managing EPC contractors, multiple trade packages, and large consultant teams.
• Deep understanding of construction methodologies, project controls, health & safety, and quality management systems.
