Timberlake Design Build is seeking a highly driven New Home Sales Manager to lead our On Your Lot Custom Homes program in Kent and Sussex Counties, Delaware. This is a consultative new home sales role focused on building custom homes on buyer owned land. We are seeking a performance-oriented professional who can generate their own opportunities, build strong realtor partnerships, and confidently guide buyers through the full homebuilding journey.
This position operates primarily from our decorated model homes and requires regular travel to customer homesites and active construction locations.
What You’ll Do- Generate and manage new home sales leads through networking, referrals, digital outreach, and local business development
- Build and strengthen relationships with real estate agents, partnering with realtors who represent land listings suitable for custom homes
- Identify and evaluate buyer owned land opportunities and walk homesites to support the sales process
- Maintain a schedule that may vary to meet buyers’ needs, including weekends
- Guide buyers through plan development, pricing presentation, financing discussions, and selections
- Prepare and manage contracts, addenda, deposits, and required documentation
- Manage pipeline activity using LASSO CRM
- Serve as the primary liaison between buyers and internal construction and design teams
- Utilize Newstar software to build, configure, and accurately price custom homes within the company system
- Maintain consistent follow up from first meeting through construction milestones and final turnover
- Walk homes at key construction stages
- Attend weekly backlog and project status meetings
- Attend meetings in Annapolis, MD up to twice per month
- Proven success in new home sales, residential construction sales, or commission-based sales roles
- High drive and self-motivation with a strong desire to succeed in a performance-based role
- Strong relationship building skills with the ability to develop realtor partnerships
- Solid understanding of the residential construction process
- Ability to manage a sales pipeline and multiple buyers simultaneously
- Knowledge of the site development process is a plus
- Experience with LASSO or Newstar a plus
Physical Requirements
- Frequent walking of lots, homesites, and active construction areas
- Regular exposure to outdoor weather conditions
- Ability to stand, walk, sit, and communicate effectively
- Noise levels may vary on active construction sites
