Maintenance Technician – $1,200 Sign-On Bonus

Our 212‑unit apartment community, as part of a maintenance team in the Dover area, is seeking a dedicated Maintenance Service Technician with at least 2 years of general maintenance experience who enjoys troubleshooting, takes initiative, and delivers outstanding customer service.

• Be responsible for troubleshooting service issues including HVAC, general appliance, carpentry, electrical, and plumbing
• Support apartment make‑readies/turns to prepare units for new residents
• Maintain interior and exterior areas in accordance with company standards, compliance requirements, and applicable laws
• Assist with grounds and curb appeal, including seasonal responsibilities such as snow removal
• Respond promptly and efficiently to maintenance service tickets
• Communicate clearly and professionally with residents and office staff regarding repairs and updates

• Base Pay: $20.00 – $22.00 per hour
• Up to 50% Rent Discount
• Property Staff Shared Renewal Commissions
• Morgan Essentials: $300 quarterly
• On‑Call Appreciation: $15/day for holding the on‑call phone

• Monday – Friday: 8:00 AM – 5:00 PM
• Paid rotating on‑call participation required (approximately every 5 weeks across Dover‑area properties)
• Must be available and prepared for emergency events
• Schedule subject to change based on business needs

• Minimum 2 years of general maintenance or related trades experience required
• Hands‑on experience with plumbing, HVAC systems, electrical troubleshooting, and general repairs
• Strong carpentry skills
• Active, valid driver’s license and a personal vehicle
• Must live within a reasonable distance to support on‑call and emergency response
• Comfortable using a smartphone, mobile apps, or computer systems for work orders

If you are hired at Morgan Properties, your overall compensation package will also be determined based on factors such as geographic location, skills, education, and/or experience which may result in total compensation outside of this range.
