Maintenance Technician

Our 212-unit apartment community, as part of a maintenance team supporting the Dover area, is seeking a dedicated Maintenance Service Technician with at least two years of maintenance experience who takes ownership of their work, enjoys solving problems, and is committed to delivering an exceptional experience for residents.

As a Maintenance Technician at Morgan Properties, You Will:
  • Troubleshoot and repair maintenance issues including HVAC systems, appliances, plumbing, electrical, carpentry, and general building systems
  • Complete service requests efficiently while maintaining a high standard of workmanship and customer service
  • Assist with apartment turns and make-ready projects to prepare homes for new residents
  • Maintain community grounds, common areas, and building exteriors in accordance with company standards and safety requirements
  • Support curb appeal initiatives and seasonal responsibilities, including snow removal and emergency preparedness efforts
  • Communicate professionally with residents, vendors, and team members regarding repairs, timelines, and service updates
  • Utilize mobile technology and work order systems to accurately document completed work
  • Contribute to a collaborative team environment focused on accountability, continuous improvement, and resident satisfaction
Compensation & Incentives
  • $1,200 Sign-On Bonus
  • Base Pay: $20.00 – $22.00 per hour
  • Up to 50% Rent Discount
  • Property Staff Shared Renewal Commissions
  • Morgan Essentials: $300 Quarterly
  • On-Call Appreciation: $15/day for holding the on-call phone

Hours & Schedule
  • Monday – Friday: 8:00 AM – 5:00 PM
  • Paid rotating on-call participation required (approximately every 5 weeks across Dover-area properties)
  • Must be available and prepared for emergency events
  • Schedule subject to change based on business needs
What We'll Expect From You
  • Minimum 2 years of general maintenance or related trades experience required
  • Hands-on experience with HVAC systems, plumbing, electrical troubleshooting, carpentry, and general repairs
  • Strong problem-solving skills and the ability to work independently
  • Customer-focused mindset with strong communication and interpersonal skills
  • Commitment to safety, quality workmanship, and doing the right thing for residents and teammates
  • Active, valid driver's license and personal vehicle
  • Must live within a reasonable distance to support on-call and emergency response requirements
  • Comfortable using smartphones, mobile applications, and computer systems to manage work orders and maintenance activities

If you are hired at Morgan Properties, your overall compensation package will also be determined based on factors such as geographic location, skills, education, and/or experience which may result in total compensation outside of this range.
