Position Summary

The Town of Dracut seeks a skilled and dependable HVAC Technician to perform technical, hands-on work related to the installation, maintenance, repair, and troubleshooting of heating, ventilation, air conditioning, and refrigeration systems across all Town owned facilities. Other duties as assigned may include general maintenance duties such as janitorial services, carpentry, troubleshooting, prioritizing tasks based on severity and snow removal within town owned properties.

This position is responsible for HVAC operations across Town-owned facilities such as Town Hall, the Library, Senior Center, Police and Fire Stations, DPW buildings, and additional municipal properties as assigned.

Under the general direction of the Building & Operations Manager, the HVAC Technician ensures safe, efficient, and reliable operation of municipal HVAC systems. Work includes preventive maintenance, diagnosing system problems, responding to climate control issues, and recommending equipment or system improvements that support energy efficiency and building performance.

Supervision

Supervision Received:
Works under the general direction of the Building & Operations Manager. Receives assignments, priorities, and overall guidance, and performs technical work independently.

Supervision Given:
This position does not supervise other employees. May provide technical guidance to contractors, vendors, inspectors, or facility staff as needed.

Confidentiality

Has access to confidential building system information, security related mechanical spaces, vendor data, and sensitive facility infrastructure documentation.

Accountability

Errors in judgment or improper HVAC work could result in:

  • Equipment failure or damage
  • Increased operational costs
  • Building service interruptions
Judgment

Uses independent judgment in diagnosing, repairing, and maintaining HVAC systems; interprets technical manuals, schematics, codes, and manufacturer specifications.

Complexity

Work involves independent troubleshooting and repair of:

  • Rooftop units
  • Hydronic boilers and circulators
  • VAV systems
  • Ventilation and exhaust systems
  • Control circuits and sensors

Requires integrated knowledge of electrical, mechanical, control, and refrigerant systems.

Nature of Public Contact

Interacts with Town employees, building occupants, contractors, and occasionally the public. Communicates repair timelines, safety concerns, and facility impacts clearly and professionally.

Work is performed both indoors and outdoors, including offices, mechanical rooms, attics, basements, rooftops, and building spaces that may be occupied, under construction, or active construction sites. The employee may work in environments with noise, temperature extremes, dust, fumes, confined spaces, and various mechanical hazards, often in adverse weather conditions. Duties require frequent movement throughout municipal facilities and occasional interactions with contractors, building occupants, and the public.

This position operates computers and standard office equipment as needed, and frequently communicates with the public in person, by phone, and through written correspondence. Occasional after-hours emergency response may be required; however, this is not a routine on-call position.

Occupational Risk

HVAC Installation, Maintenance & Repair

  • Install, maintain, inspect, troubleshoot, and repair HVAC and refrigeration systems.
  • Perform preventive maintenance such as filter changes, lubrication, belt adjustments, coil cleaning, and operational checks.
  • Diagnose failures involving motors, relays, sensors, compressors, fans, dampers, valves, and piping.
  • Inspect refrigerant circuits, hydronic loops, safety devices, and air handling equipment.

Light Electrical Troubleshooting

Perform basic electrical diagnostics on HVAC equipment, including:

  • Low voltage controls
