The Project Manager is responsible for running assigned construction projects day to day. This role makes sure work is scheduled, contractors understand the scope, job costs are tracked, issues are solved quickly, and project files are kept clean.

The Project Manager protects Habicon by keeping each project moving on time, on budget, and to quality standards. The Project Manager does not wait for problems to become emergencies. Problems must be logged, communicated, and solved early.

  • Manage assigned build jobs, renovations, and REO projects from start through closeout.
  • Confirm each project has a clear scope, schedule, budget, contractor plan, and next step.
  • Coordinate contractors, subs, vendors, inspectors, and remote support staff.
  • Track budget versus actual cost and flag overruns before they become losses.
  • Collect photos, notes, invoices, approvals, and closeout documents.
  • Manage change order documentation before extra work begins.
  • Escalate schedule, cost, quality, safety, or contractor issues the same day they are known.
  • Support REO projects with fast scopes, contractor pricing, approvals, field execution, and closeout.
  • Use Dominican Republic employee resources for document collection, follow-up, tracker updates, and admin support.
Qualifications Daily Task List
  • 1.Check the status of every assigned active project.
  • 2.Confirm contractors and subs are scheduled for the next 48 hours of work.
  • 3.Make sure each contractor has the correct scope, price, deadline, and quality expectation.
  • 4.Collect and save job photos, field notes, receipts, invoices, and inspection updates.
  • 5.Update the project tracker before the end of the day.
  • 6.Review any same-day change order, cost issue, delay, or scope question.
  • 7.Call or message contractors when a job is blocked or falling behind.
  • 8.Escalate urgent risks to the Director the same day.
  • 9.Assign admin follow-up tasks to the Dominican Republic support team when useful.
  • 10.Confirm tomorrow’s job priorities before the day ends.

  • 11.Submit the weekly project report by the agreed deadline.
  • 12.Update the two-week lookahead schedule for every assigned project.
  • 13.Review budget versus actual cost for every assigned project.
  • 14.Update the change order log and confirm no unapproved extra work is moving forward.
  • 15.Review contractor performance and update contractor scorecards.
  • 16.Complete a weekly project review with the Director of Construction.
  • 17.Confirm closeout documents for any completed projects.
  • 18.Prepare the next week’s travel, inspection, contractor, and material priorities.

  • 19.Review monthly results for schedule, budget, quality, closeout, and contractor performance.
  • 20.Confirm each active project has a current cost forecast and completion forecast.
  • 21.Identify projects that are at risk and propose a recovery plan.
  • 22.Review contractor performance and recommend which contractors to keep, replace, or develop.
  • 23.Add qualified contractor or trade options in markets where Habicon has gaps.
  • 24.Review lessons learned and update simple project processes.
  • 25.Submit a monthly project summary to support division reporting.
