Responsibilities
Ensure all receipt batches are posted and deposited in the bank. Final review of lease agreements before sending to the Chief Accountant. Monitor lease processing flow. Review and approve monthly leasing incentive. Monitor and review legal case reports prepared by Legal Advisor. Ensure progress of filed legal cases. Final review and approval of M2 VAT reports. Coordinate with Head Office for VAT consolidation and filing and other required reports.
Approve LPOs as per limit and initial LPOs above the authority. Ensure adequate cash flow for cheque payments processed. Review annual maintenance contracts. Approve fixed asset control form. Review and approve payroll. Review monthly financial reports before forwarding to the Board of Directors. Final review of accounts receivable aging report. Ensure all month‑end closing activities are met as per deadlines set.
Coordinate with Head Office for income generation and closing. Plan and control monthly expenses versus expected revenue. Post accounts payable JEs. Review and post batches from senior accountants. Review and approve monthly accrual JAs.
- Good communication skills needed to deal with tenant, other departments & business partners.
- Good experience in property management and other accounting areas to guide and assist staff when needed and encourage knowledge sharing.
- Ability to present company financials to board of directors with necessary analysis.
- Knowledge to prepare budgeting with all information about ways to achieve it.
- Ability to set up systems to control incoming cash and outgoing payments to ensure accuracy.
