KAIZEN Asset Management Services, a prominent property management firm in Dubai, is looking for a dynamic and experienced Senior Property Manager to join our flourishing team. Our firm is dedicated to delivering exemplary property management services, focusing on both residential and commercial properties to ensure optimum tenant satisfaction and operational efficiency.

As a Senior Property Manager, you will take on a leadership role within our property management division, overseeing multiple properties. You will be responsible for developing effective management strategies, fostering client relationships, and ensuring compliance with relevant regulations and standards. Your strategic thinking, strong management skills, and in-depth knowledge of the property management industry will be vital for driving our success.

Responsibilities
Property Management
  • Lead strategic planning, budgeting, and financial analysis for the assigned property portfolio.
  • Prepare performance reports for both internal leadership (CEO, COO) and external stakeholders (Landlords).
  • Implement and promote Kaizen Quality Standards and culture across teams.
  • Ensure client and landlord satisfaction with service delivery.
Occupancy, Lease Management & Tenant Relations
  • Develop and nurture strong tenant relationships to ensure high satisfaction and retention.
  • Oversee lease administration including negotiations, renewals, and collections.
  • Implement property-specific leasing strategies to drive occupancy and enhance property value.
  • Conduct market analysis and provide advisory on rental trends.
  • Ensure timely collection of rental and service charges and address defaulters.
Financial Management
  • Prepare and manage annual budgets for each project.
  • Oversee all project-related receipts, costs, and expenditures.
  • Ensure timely invoicing and collection of lease payments and service charges.
  • Review expenditures and implement cost-saving strategies.
  • Lead energy reduction initiatives across the portfolio.
  • Ensure timely renewal of property management contracts.
Stakeholder & Supplier Management
  • Manage tendering, reviewing, and negotiating of supplier agreements and SLAs.
  • Prepare RFPs/RFQs and ensure compliance with procurement policies.
  • Set and enforce KPIs for suppliers and oversee contract performance.
  • Conduct regular meetings with FM, security, and supplier teams to resolve issues.
Site Condition Management
  • Oversee maintenance operations and ensure properties are well-maintained and compliant.
  • Conduct routine inspections and address deficiencies promptly.
  • Enforce Kaizen quality standards across all properties.
  • Implement preventive maintenance plans and ensure cleanliness and safety.
  • Lead sustainability efforts by introducing energy-saving initiatives and monitoring utility usage.
Risk, Regulatory & HSE Compliance
  • Ensure all properties are insured and maintain HSE-related documentation and certifications.
  • Monitor tenant compliance with HSE regulations and lease obligations.
  • Coordinate emergency response and internal compliance procedures.
  • Maintain updated records on systems like Socienta.
People Management
  • Recruit, retain, and develop a high-performing team of property managers.
  • Provide continuous mentoring, coaching, and development opportunities.
  • Promote a culture of engagement, learning, and accountability.
  • Conduct regular team meetings, performance reviews, and goal-setting sessions.
  • Drive employee engagement initiatives and succession planning.
  • Bachelor’s degree in Property Management, Real Estate, Business Administration, or related field.
  • Minimum of 7–10 years of experience in property or facilities management.
  • Proven leadership and team management skills.
  • Strong knowledge of lease agreements, financial analysis, and regulatory compliance.
  • Experience with energy-saving initiatives and smart building technologies is a plus.
  • Familiarity with ISO 9001:2015 and Kaizen practices preferred.
  • Proficiency in property management software and Microsoft Office Suite.
