The Director – Facilities, Energy & Asset Optimization is responsible for leading the end-to-end facility management strategy and operations across all retail stores, warehouses, and corporate offices. The role ensures asset reliability, operational efficiency, regulatory compliance, safety, and business continuity while driving cost optimization and sustainability initiatives.
This position will lead energy efficiency programs, including solar feasibility and implementation, power consumption optimization, and long-term asset lifecycle planning to enhance profitability, reduce carbon footprint, and maximize portfolio value.
Strategic & Operational Leadership- Lead facility management operations across all retail stores, warehouses, and offices.
- Ensure optimal functioning of HVAC, MEP, fire & life safety, refrigeration, and critical infrastructure systems.
- Establish preventive maintenance programs to reduce reactive interventions.
- Develop standardized FM governance across regions.
- Ensure 24/7 business continuity and rapid escalation framework.
- Develop and execute portfolio-wide energy optimization strategy.
- Lead solar feasibility assessments and phased implementation roadmap.
- Drive reduction in power consumption (kWh per sqm) across all locations.
- Identify and implement ROI-driven energy-saving initiatives.
- Collaborate with landlords and authorities on green building initiatives.
- Align FM strategy with corporate ESG objectives and sustainability targets.
- Develop 5-year asset lifecycle and replacement roadmap.
- Lead technical due diligence for new store openings and acquisitions.
- Oversee defect liability management and project-to-FM handover.
- Evaluate repair vs replacement decisions based on ROI and risk.
- Approve major maintenance capex investments.
- Own and manage annual FM Opex and maintenance budgets.
- Drive cost per sqm optimization across the portfolio.
- Deliver annual cost-saving targets through efficiency initiatives.
- Lead vendor contract negotiations and benchmarking exercises.
- Provide quarterly executive dashboards on cost and performance metrics.
- Manage outsourced FM service providers and specialist contractors (with full alignment with procurement department)
- Define and monitor SLAs and KPIs.
- Conduct periodic performance reviews and contract renewals.
- Ensure competitive pricing and service excellence.
- Ensure full compliance with local authority regulations, civil defense, and HSE standards.
- Lead risk mitigation planning for critical infrastructure.
- Maintain audit readiness across all sites.
- Coordinate with insurance and risk teams on loss prevention strategies
- Lead implementation and governance of CAFM systems.
- Drive predictive maintenance and data-driven decision making.
- Develop energy monitoring dashboards and reporting tools.
- Integrate technology solutions to improve asset performance and reduce downtime
