Commercial Director

Our client is a tier 1 Developer, overseeing mixed use assets in Dubai.

• Lead all pre contract commercial activities including cost planning, budgeting, value engineering and procurement strategy across mixed use developments.
• Oversee preparation of tender documentation, bills of quantities, scope packages and contract conditions.
• Manage tender processes, technical and commercial evaluations, negotiations and contractor appointment.
• Establish project budgets and cost control systems, ensuring alignment with development appraisals and financial approvals.
• Administer post contract commercial management including interim valuations, payment certifications, variations and change control.
• Lead assessment and negotiation of claims, extension of time submissions and dispute resolution with contractors and consultants.
• Monitor project cash flow, forecasting and cost reporting to executive management and stakeholders.
• Ensure robust contract administration under relevant forms of contract such as FIDIC and bespoke development agreements.
• Implement commercial governance frameworks, risk registers and audit controls across the portfolio.
• Build and manage the commercial team, ensuring consistent commercial standards across all projects from design through to handover and final account settlement.

• 18+ years experience
• 2+ years UAE experience
• 5+ years working for a Real Estate Developer
• 2+ years in a regional/head of department capacity
• A track record delivering mixed use assets
