The inspection of La Vista Residence-1 has identified multiple instances of rainwater ingress water leakage in the HC Floor lift lobby, riser shafts, and lift machine room. The primary issues include ceiling water ingress, deterioration of wall plaster and finishes, and failure of the roof waterproofing system. These defects pose risks such as structural deterioration, mold growth, electrical hazards, and potential disruption to lift operations.
The root causes have been traced to failed waterproofing systems at the roof level and riser shaft top, along with unsealed service penetrations. Immediate remedial action is required to prevent further damage and ensure operational safety. The proposed solution includes comprehensive waterproofing replacement, crack repairs, riser shaft treatment, and performance testing.
Scope of Work1. Roof Waterproofing Rectification (Lift Machine Room Area – 65 SQM)
- Remove the completely damaged waterproofing system
- Surface cleaning and preparation according to technical standards
- Repair cracks with epoxy or polyurethane (PU) injection
- Implement a screed layer to drain water properly
- Apply a certified waterproofing system (PU or bituminous film)
- Implement insulation lifts (upturns) at walls, barriers and all penetrations
- Apply a protective screed layer over the insulation
- Perform a ponding test to check the efficiency of the insulation
- Remove damaged plaster and clean the surface
- Treat cracks and gaps with non-shrinking grout
- Apply cementitious waterproofing slurry
- Implement a cement mortar layer with suitable form for water drainage
- Seal all pipe holes and fittings with PU material
- Install a permanent concrete cover for protection (if needed)
- Conduct curing work correctly
- Remove all damaged layers
- Clean surface and treat cracks with polymer‑modified mortar
- Apply a bonding agent prior to re‑allocation
- Implement cement insulation layers (2–3 layers)
- Re‑align with waterproof additives
- Paint the surface with a weatherproof coating
- Plug all service openings (MEP) with non‑shrinking grout
- Apply flexible PU material around pipes and cables
- Ensure full waterproofing of all breakthrough points is achieved
- Perform immersion testing for entire surface areas
- Inspect riser shafts during and after rainfall
- Address any leak points detected immediately
- Submit a final technical report proving the integrity of the insulation system
