Background:
During a scheduled Planned Preventive Maintenance visit, multiple HVAC faults were identified across the building. The split AC unit serving the Main Electrical LV Room at Ground Floor was found non-operational, with both the outdoor PCB and condenser fan motor unresponsive. As this unit is critical for maintaining safe operating temperatures for the electrical panels, immediate rectification is required. Separately, corridor AC units across multiple floors were found to have faulty motors and blowers, and the Ground Floor security service room has no existing cooling provision.
Scopeof Work
The work covers repairs and reinstatement of HVAC equipment at the following locations:
- Main Electrical LV Room – GF Replace outdoor PCB and condenser fan motor
- GF corridor near Shop 31 – Replace motor and blower
- 1st floor corridor near Shop F-121 – Replace motor and blower
- 7th floor corridor near Office 704 – Replace motor
- 11th floor corridor near Office 1114 – Replace motor and blower
- GF security service room – Supply and install new 1.5 TON split type AC unit
Activities Included:
- Supply and replacement of the outdoor PCB with an OEM-approved compatible part at the LV room
- Supply and replacement of the condenser fan motor at the LV room
- Removal and replacement of faulty motors and blowers at all identified corridor locations
- Supply and installation of a new 1.5 TON split type AC unit at the GF security service room, including indoor and outdoor unit mounting, refrigerant piping, electrical connection, and drainage
- Testing and commissioning of all units upon completion to confirm proper operation
Objectives:
- Restore the LV room AC unit to full operation to protect electrical panels from heat‑related damage
- Reinstate HVAC functionality across all affected corridor locations throughout the building
- Provide adequate cooling to the GF security service room where no cooling currently exists
- Address all faults identified during the PPM to prevent further deterioration
