Replacement of Damaged Door Mechanisms Floors

Background

During routine inspections and maintenance activities, multiple floor door handles were found to be damaged and no longer functioning properly. Several repair attempts were carried out on the affected handles; however, due to repeated failure and excessive wear and tear, the repairs proved to be temporary and ineffective. The affected door handles exhibit signs of mechanical deterioration, loose fittings, internal locking mechanism failure and physical damage caused by continuous usage.

Following detailed assessment and repeated maintenance interventions, it has been concluded that the existing door handles have reached the end of their service life and are beyond economical repair. Immediate replacement is required to ensure proper door operation, user safety and building aesthetics.

• Supply and replacement of 12 door handle mechanism sets across the following identified locations:
  • Ground Floor, Male Restroom No. 2, 3 and 4 — 3 units
  • 1st Floor, Janitor Room — 1 unit
  • 1st Floor, Male Restroom No. 4 and 5 — 2 units
  • 1st Floor, Female Restroom No. 2 and 4 — 2 units
  • 1st Floor, Garbage Chute Room — 1 unit
  • Basement 1, Store Room — 1 unit
  • Rooftop, Telephone Room — 1 unit
  • 4th Floor, Garbage Chute Room — 1 unit
• All replacement door handles to be heavy duty and durable units of suitable specification, ensuring long term reliable operation.
• Removal and disposal of all defective existing door handle mechanisms prior to installation of new units.
• Testing of all replaced door handles upon installation to confirm correct operation, proper fitting and secure locking function.
• Final inspection across all locations to verify that all works have been completed to the required standard.
