Financial Analyst
Purpose
The Acquisition Senior Analyst supports the execution of National Church Residences’ acquisition of senior affordable housing projects by performing financial analysis, underwriting, due diligence, and coordinating deal milestones throughout the acquisition and closing process.
Essential Functions- Support the Director of Acquisitions and Senior Project Leader in acquiring multifamily senior housing projects (700–1,500 units annually).
- Identify, investigate, underwrite and model acquisition opportunities to determine maximum offer price and financial viability.
- Develop presentations and pitch books for proposals to potential sellers.
- Coordinate, review, analyze, and summarize project due diligence including compliance, market studies, appraisals, environmental reports, and capital needs assessments.
- Make recommendations to senior acquisition team regarding key findings that may affect operations, finances, and investment options.
- Communicate with sellers, vendors, title companies, legal counsel, HUD, state agencies, and property management teams to direct the flow of real estate transactions.
- Assist with HUD, LIHTC, HOME, and FHLB applications and submittals.
- Help transition property assets to construction, housing, and asset management teams after acquisition.
- Manage project timelines and checklists to ensure compliance with deadlines and support deal‑flow management in Smartsheets & M‑Files.
- Support senior leaders with board reporting, investment committee reporting, and industry presentations.
- Travel for site visits, meetings, and conferences as needed.
- Attend and participate in regular team meetings and conferences.
The Acquisition Analyst is a key member of the Development department, expected to maintain a positive, professional demeanor, manage time efficiently, lead by example, collaborate on policy creation, solve problems, meet tight deadlines, and uphold National Church Residences’ mission, values and compliance policies.
Qualifications- Education:
Bachelor’s degree (business, finance, accounting, real‑estate preferred). - Experience:
Understanding of affordable housing fundamentals and market dynamics; ability to work autonomously and manage multiple projects. - Skills:
Highly effective verbal and written communication, presentation, listening, analytical, and Microsoft Excel and PowerPoint proficiency. - Collaborative:
Ability to work with diverse internal and external entities to accomplish project goals. - Other:
Multi‑tasking, meeting simultaneous deadlines, ability to travel and attend evening meetings. - Licensure:
Valid driver’s license and compliance with motor‑vehicle policy.
