Real Estate Asset Manager
POSITION
PURPOSE:
The Real Estate Asset Manager is responsible for creating and overseeing customized asset management strategies for multi-family LIHTC and HUD communities owned by National Church Residences.
ESSENTIAL FUNCTIONS AND BASIC DUTIES
- Maximize total return for each assigned asset through the analysis of property efficiencies and identifying opportunities for improved performance
- Work closely with property managers and Regional Managers to provide direction for and oversight of business plans, budgets, forecasts, leases, analysis and approvals
- Conduct market studies of competing properties to determine market competitive rents
- Manage cash flow, distribution analysis and investment projections
- Develop and distribute periodic asset management reports to senior management, investors, consultants and other partners
- Position each asset for optimal financial performance through such activities as budgeting and monitoring financial performance
PERFORMANCE MEASUREMENTS
- Financial and operational performance measures of the assigned portfolio
- Accuracy, relevancy and timeliness of reporting and communication with management and third-party partners
- Success in achieving owner goals including distributions and long term viability of property
- Success of problem identification and resolution
- Quality of relationships with managing agents, limited partners, lenders, housing agencies and HUD.
QUALIFICATIONS
Education/Certification:
- BA/BS degree in Finance, Accounting, Real Estate or related field with strong record of academic achievement with MBA or CPA preferred
Experience
Required:
- Level 1:
Experience in property management/leasing/operations and/or real estate asset management
Skills/Abilities:
- Proficiency with modeling investments in Excel
- Understanding of Partnership Agreements and Low Income Housing Tax Credits
- Understanding of accounting and financial modeling
- Solid analytical and organizational skills and ability to multi-task
- Highly-developed verbal and written communication skills
- Ability to work independently and as part of a team
- Proactive thinking with detail-oriented and creative problem solving approach
- Self directed and self-managing

- Up to 25% travel throughout the United States is required for this position
