Position Purpose

This role is a hybrid position based in Central Ohio, working in our Central Ohio office. As Pre-Construction and Design Manager, you lead pre-construction efforts on a development pipeline valued in excess of 50 million dollars. You manage the Architect, Consultant, and General Contractor relationships during the design phase, facilitate contract negotiations, and align project design with available resources.

Essential Functions & Basic Duties
  • Lead all efforts to determine and develop the building design scope, in conjunction with the Architect of Record, within the limits of the project budget during funding application submission and pre-construction phases.
  • Conduct pre-construction scope and design reviews in relation with PCNA, application scoring requirements, National Church Residences Design Standards, LEED/"green" commitments, Platform for Services goals, and other requirements.
  • Become familiar with funding agency requirements and attend agency walk-throughs or meetings regarding application site, work scope, and cost assessment.
  • Visit all project sites with the Architect of Record to assess scope and unique attributes.
  • Manage selection of the Architect of Record and general contractor for each funding application and associated building/project.
  • Maintain all funding application submission and pre-construction budgets for third-party services and ensure adherence to schedule.
  • Develop, with the Relocation Project Leader, a construction phasing schedule that meets construction and relocation budget and constructability requirements.
  • Update and maintain the National Church Residences Design Standards and ensure compliance.
  • Interface with lending and application partners on application and pre-closing requirements, attend pre-closing meetings, government agency meetings, zoning, permit, and green meetings.
  • Prepare the project Underwriting Committee fact sheet for presentation one week prior to each meeting.
  • Register LEED for Homes "green" projects, manage consultant engagements, and ensure compliance during pre-construction.
  • Transfer information from the Environmental Workbook to the Architect of Record and integrate into scope and budget.
Performance Measurements

Successfully manage all funding applications, pre-construction requirements, and deliverables in a timely, accurate manner. Manage a pre-construction pipeline with high-quality design across the portfolio while meeting deadlines and budgets.

Qualifications
  • Bachelor’s degree or equivalent in architecture, construction experience.
  • Minimum of five years of experience in pre-construction management, preferably in multi-family housing.
  • LEED for Homes accreditation preferred but not required.
Skills & Abilities
  • Highly organized, able to manage and prioritize projects/tasks.
  • Skill in creating and managing multiple budgets and schedules.
  • Ability to collaborate with various stakeholders to gain consensus.
  • Ability to provide and manage self-created project tracking and analysis documentation.
  • Proficient in Microsoft Word, PowerPoint, Outlook, Project, Excel, with strong preference for Access.
  • Willing and able to travel fifteen percent to housing sites.
