Purpose
As the Affordable Housing Acquisitions Senior Project Leader, you will lead and execute a portfolio of affordable senior housing acquisition transactions by managing the entire acquisition lifecycle from opportunity identification through closing, and transition to operations while supporting strategic growth initiatives. This role ensures disciplined underwriting, effective stakeholder collaboration, and seamless deal execution to expand high‑quality, mission‑driven housing for seniors.
Responsibilities- “Quarterback” a group of individual deals from site identification through closing and turnover to operations housing team and asset management.
- Support the Acquisitions Analyst and Senior Director of Acquisitions with the acquisition of multifamily senior housing projects; anticipated per annum acquisition unit count for the acquisition team will be between 700 and 1,200 units per year.
- Assist in underwriting and modeling potential acquisition opportunities to determine maximum offer price and financial viability.
- Review and analyze operating budgets, potential funding sources and capital needs; make recommendations to senior development team regarding same.
- Review and analyze compliance documents.
- Summarize and analyze project due diligence, including market studies, appraisals, environmental reports and capital needs assessments.
- In conjunction with internal and external legal counsel, review title and property reports; obtain HUD, Housing Finance Agency and investor approvals, as applicable.
- Manage project timelines and checklists and ensure compliance with applicable deadlines.
- Conduct site visits to review potential acquisitions, as required.
- Communicate professionally and direct the flow of real estate transactions by coordinating with Acquisitions Analyst, seller and applicable third‑party vendors, title companies, outside legal counsel, and property management team.
- Work with the Senior Director of Acquisitions to successfully transition all assets to National Church Residences housing team.
- Assist with various LIHTC, HOME, FHLB and HUD applications.
- Support Acquisitions Analyst, Senior Director of Acquisitions and Senior Vice President with Board reporting, Investment Corporation reporting, Internal Investment Committee reporting, industry‑specific presentations and other duties as assigned.
- Attend and participate in regularly scheduled team meetings.
- Demonstrate and maintain a positive, professional manner; manage time efficiently and effectively; provide leadership as a role model to promote a team approach.
- Collaborate and participate in policy creation and appropriate problem‑solving methods.
- Ensure all care is provided with respect and dignity for the residents/clients, their families and staff.
- Report all complaints, allegations of abuse, misappropriation of funds/resident property and any other corporate compliance issues to appropriate supervisors per federal, state and local regulations and laws.
- Complete all annual education requirements timely, including Compliance, Privacy, Security and HIPAA training.
- Exhibit behavior as set forth by the Code of Conduct in the performance of duties.
- Perform other duties as assigned.
- Bachelor’s degree required.
- Minimum of seven (7) years of relevant multifamily, affordable housing, real‑estate experience.
- Proficiency in Microsoft Office Suite, Excel and standard business applications.
- Knowledge of affordable housing fundamentals and market dynamics.
- Excellent written and verbal communication skills.
- Sound analytical skills.
- Strong interpersonal skills; ability to collaborate with diverse internal and external entities.
- Ability to demonstrate ownership of developments and work autonomously.
- Ability to multitask and meet simultaneous deadlines.
- English language proficiency (speak, read, write).
- Willingness to attend evening meetings on a limited basis; travel up to 30% of the time.
- Valid driver’s license and compliance with National Church Residences motor vehicle policy.
