Job Description

The Facilities Project Manager is responsible for planning, coordinating, and executing capital improvement projects, facility upgrades, lifecycle replacement initiatives, remodels, resets, and facility-related projects across Theisen's Home

This role serves as the bridge between Facilities, Operations, Store Planning, Finance, and external partners to ensure projects are delivered safely, on schedule, within budget, and in alignment with company standards. The Facilities Project Manager will lead project execution while helping develop long-term asset replacement strategies, facility standards, contractor networks, and capital planning processes that support Theisen's growth and operational excellence.

This position plays a critical role in maintaining and improving Theisen's stores, Distribution Center, Store Support Center, and other company facilities while supporting new store growth, remodels, acquisitions, and second-generation building takeovers.

Qualifications
  • Bachelor's degree in Construction Management, Facilities Management, Engineering, Architecture, Project Management, Business, or related field; equivalent experience considered.
  • 5+ years of experience managing commercial construction, facilities projects, capital improvements, or multi-site retail projects.
  • Proficiency in CAD, Bluebeam, Procore or other building software for minor design adjustments.
  • Experience managing multiple projects simultaneously across different locations.
  • Strong understanding of project planning, scheduling, budgeting, contractor management, and procurement.
  • Ability to evaluate bids and provide cost-effective solutions.
  • Strong organizational skills and attention to detail.
  • Experience working with contractors, architects, engineers, municipalities, landlords, and utility providers.
  • Valid driver's license and ability to travel approximately 25%.
Preferred
  • Retail facilities or retail construction experience.
  • Experience supporting remodels, acquisitions, store growth, and second-generation building conversions.
  • Experience developing capital replacement programs and lifecycle asset plans.
  • Knowledge of permitting, zoning, utility coordination, and occupancy requirements.
  • PMP, CCM, FMP, CFM, or similar professional certifications.
Key Responsibilities Capital Project Management
  • Manage facility and capital projects from concept through completion, including planning, budgeting, bidding, scheduling, execution, and closeout.
  • Lead assigned remodels, facility upgrades, resets, energy initiatives, and major repair projects across company locations.
  • Support new store development and second-generation building takeovers in partnership with the Chief Community Officer and Facilities Maintenance Manager.
  • Develop project scopes, schedules, budgets, and milestone plans.
  • Monitor project progress and proactively address risks related to cost, schedule, quality, and operational impact.
  • Provide regular project status reports and recommendations to leadership.
  • Maintain accurate project documentation, including contracts, permits, drawings, schedules, budgets, and closeout materials.
Facilities & Asset Planning
  • Partner closely with the Facilities Maintenance Manager to understand capital project needs and available internal resources.
  • Develop and maintain long-term replacement strategies for major building systems.
  • Create and maintain a 15-25 year HVAC lifecycle replacement plan.
  • Develop and maintain roof assessment and replacement plans for all locations.
  • Identify and prioritize major building repairs and capital replacement opportunities.
  • Evaluate opportunities to improve facility performance, reduce operating costs, and extend asset life.
  • Identify utility improvement opportunities, rebates, tax incentives, and energy-saving programs.
Bidding & Procurement
  • Solicit, review, and compare contractor bids to ensure quality, consistency, and cost-effectiveness.
  • Analyze proposals and make recommendations regarding scope, contractor selection, and budget impacts.
  • Manage contractor selection and bidding processes for facility improvements and capital projects.
  • Build and maintain a qualified network of contractors and vendors across existing and future markets.
  • Establish preferred vendor relationships for key trades.
  • Review and manage change orders, project invoices, and contractor performance.
Facility Standards & Specifications
  • Develop, maintain, and update a company-wide Facilities Specification Book for remodels, capital projects, facility upgrades, and new construction support.
  • Ensure consistency of facility standards across all company locations.
  • Work with Store Planning and Operations to identify opportunities to improve facility functionality and customer experience.
