Position Overview

The Asset Manager will play an integral role in asset management and the strategic, long‑term strategy of QTS. The role supports growth by collaborating across multiple departments, enhancing strategic insights, capital allocation decisions, financing initiatives, and reporting.

Responsibilities
  • Assume ownership and responsibility for a designated portfolio of assets, ensuring expertise in both assets and region.
  • Maintain forward‑looking asset‑level models and other financial tools to support decision‑making and enhance value creation.
  • Leverage underwriting models from Investments and Capital Markets teams to support ongoing asset‑level financing initiatives.
  • Serve as a liaison among Development, Operations, and Accounting to track and report capital spend and operating details at project and asset level.
  • Partner with Property Development teams to support in‑depth reporting on development plans and schedules, including project budgets and key variances.
  • Partner with Facility Management teams to report full operating details at asset level, including inventory tracking, leasing pipeline, operating budget variances, and benchmarking.
  • Collaborate with Pricing and Sales teams to manage tenant churn, develop strategic perspective on inventory, ensure efficient pricing, and monitor lease‑up processes.
  • Support financial reporting and tracking for bank and lender compliance and loan draws.
  • Work closely with Blackstone’s leadership team for reporting requirements and ad‑hoc requests to meet asset‑level stakeholder needs.
Required Qualifications
  • Bachelor’s degree, preferably in Business, Finance, Real Estate, or a related field.
  • Seven or more years of finance and/or real‑estate experience, including at least three years of asset management experience with asset‑level financing, asset recycling, or real‑estate management.
  • Proven track record managing joint ventures and fostering relationships with external investors.
  • Expertise in general real‑estate principles, including operations, analysis, budgeting, financial reporting, and general accounting.
Preferred
  • Experience working with private‑equity sponsors.
  • Knowledge of data center sales and lease structuring.
  • Argus Enterprise and Excel proficiency.
Skills and Abilities
  • Strong analytical skills and ability to collect, analyze information, solve problems, and make data‑based decisions.
  • Effective communication of complex issues, both verbally and in writing.
  • Strong interpersonal, communication, and listening skills to build relationships across all management levels and cross‑functional teams.
  • Ability to multi‑task while maintaining accuracy and quality.
  • Self‑starter who thrives in a fast‑paced, dynamic environment with evolving priorities and deadlines.
  • Knowledge of Argus preferred.
  • Modest travel required.
