- Oversee the entire operations of a housing community under the supervision of the Regional Manager.
- Manage all phases of the operations, including personnel, leasing, maintenance, financial, administration & risk management.
- Supervise all aspects of the property and staff to ensure compliance with Asset’s policies and procedures, safety and fair housing guidelines, and liability concerns.
- Personnel Management: supervise on-site staff, screen/hire/train/coach, and develop staff; maintain documentation and performance management.
- Financial Management: work toward maximizing net operating income, develop operating budgets/forecasts, monitor deposits/rent collections, and manage vendor invoices and financial reporting.
- Strategic Leasing Management: develop yearly marketing plans, implement leasing strategies, ensure lease sign‑offs, and maintain accurate reporting systems.
- Resident relations: address complaints and requests and implement resident retention programs.
- Administrative & Maintenance Management: ensure accurate reporting, lead emergency response, monitor service requests, maintain property appearance, and manage resources and bid processes with vendors.
- Provide direction to maintenance, construction, and rehabilitation activities to ensure quality and timely completion.
- Education/
Experience:
High School Diploma or Equivalent;
Bachelor’s degree preferred or four years’ experience in housing, or one to two years related experience and/or training; or equivalent combination of education and experience. - Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
- Ability to understand and perform on-site software functions; basic computer skills required.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
- Regularly communicate with others, read and write, and perform tasks that may require repetitive motions. May require overtime, weekends, and night hours (emergencies).
- Stand or sit for extended periods; move to accomplish tasks and travel between sites as needed.
- Occasionally climb ladders or stairs, operate tools, lift up to 25 lbs, and work in various environmental conditions.
- Must have reliable transportation due to the emergency on-call requirement.
Salary Range: $80,000 per year to $85,000 per year. The company may offer a comprehensive total rewards package including medical, dental, vision, life, disability insurance, 401K with employer matching, and performance bonuses. Full-time employees may receive paid sick days and company holidays.
