Responsibilities
- Assist Development leadership and Project Manager with day‑to‑day activities and responsibilities.
- Assist with multiple projects on a campus(es) and maintain updated budgets, schedules, and status reports for each.
- Provide monthly updates on development program and project status suitable for executive level reviews.
- Collaborate with QTS stakeholders, design, and construction teams to develop a master development program for site(s), including a comprehensive campus design solution and capital budget.
- Assist with entitlement and permitting requirements for each assigned site project(s).
- Support creation of scopes of work for design, construction, commissioning services, and participate in procurement and project cost estimates.
- Evaluate and benchmark pricing proposals for design, construction, and commissioning services.
- Work closely with strategic procurement team on equipment procurement and delivery processes.
- Coordinate appropriate submittals with site stakeholders.
- Monitor project budget and cost-to-date against overall project budget.
- Review project schedules; manage teams to ensure on‑time completion.
- Review change order requests from contractors and negotiate pricing.
- Assist with establishing site construction security procedures in collaboration with the site security team.
- Maintain relationships and serve as liaison with key QTS stakeholders.
- Represent QTS Interests in OAC meetings.
- Create and build relationships that enhance QTS’s leadership in designing and building world‑class data center real estate.
- Assist with due‑diligence for potential or new land banks and properties, evaluating opportunities to design and build new data centers with Corporate Real Estate, Connectivity, Power, and Construction teams.
- Establish and monitor entitlement and permit processes for individual projects as needed.
- Collaborate with the internal development team to improve project management processes and protocols.
- Bachelor’s degree in Engineering, Construction Management, or equivalent professional experience.
- Five or more years of professional experience in commercial construction practices and procedures, including management of Lump Sum, Construction Management @ Risk, and Design Build project delivery methods from conceptual development through procurement to closeout.
- Proficiency with Microsoft Office suite, specifically PowerPoint for executive‑level communication and Excel for creating and maintaining site program and project budgets.
- US citizenship required by law for this position due to federal customer contracts.
- Prior experience in mission‑critical data center facilities (preferred).
- Experience managing MEP trades (preferred).
