Development Manager – Houston

Job Title:

Development Manager at Prologis, Houston

Location:

Houston, Texas

Development Manager responsible for managing development activities for land pursuits/acquisitions and building developments, including entitlement services, design, and construction management of speculative industrial/warehouse facilities.

Key Responsibilities
  • Develop budgets, define risks and track costs for land, infrastructure, and building construction.
  • Develop, tender and manage projects ranging from $100,000 to $25,000,000+ in development cost.
  • Lead a team of consultants and contractors to meet/exceed regional capital deployment goals.
  • Coordinate and monitor every facet of the development process, including land acquisition, permits, and approvals.
  • Partner with the Investment Officer in evaluating land and building acquisitions and dispositions.
  • Hire and manage design professionals and consultants.
  • Schedule, budget and plan development activities.
  • Lead or assist project municipal approvals process from acquisition through procurement of permits.
  • Provide conceptual and pre‑construction estimating for all aspects of development.
  • Regulate on‑site inspections of progress, safety and quality.
  • Lead and manage all aspects of land and vertical development.
  • Lead role in project closeout.
  • Effectively communicate project status to Market Officers and Supervisor.
  • Respond to build‑to‑suite or leasing RFPs by establishing site plans, floor plans, proposed specifications, construction budgets and schedules.
  • Establish, plan, and participate in regularly scheduled development meetings to communicate expectations and oversee timely completion of milestones.
  • Ensure customer satisfaction and exceed expectations on each project.
  • Monitor trends in the local construction market, including pricing of materials and labor.
  • Research design, construction alternatives and value engineering opportunities that drive innovation.
Qualifications
  • 8+ years of experience in civil engineering or construction management.
  • Experience in local industrial development, land municipal approvals, and construction.
  • Computer proficiency:
    Autodesk, Forma, Peoplesoft, MS Project, Bluebeam, Google Earth, ACAD viewer, and major Microsoft tools.
  • Ability to travel up to 20% of the time within markets.
  • Bachelor of Science in Construction Management, Architecture, or Engineering (Civil or Structural) preferred.
  • Experience on BIM projects desirable.
  • Project management experience with a general contractor preferred.
  • Professional license (Engineer, Architect, etc.) desirable.
  • Strong communication and organizational skills, technical competence, and professionalism.
  • Positive, can‑do attitude focused on customer satisfaction, efficiency, and effectiveness.
  • Self‑motivated with ability to multi‑task and prioritize with minimal direction.
  • Excellent written and verbal communication skills.
  • Willingness to leverage emerging technology, automation, and AI tools to improve efficiency and quality.
  • Sound judgment, creative thinking, and accountability for outcomes.

Salary range: $115,000 – $158,000. Compensation package, including bonus target, to be determined based on location, experience, and equity.
