Investment Analyst – Quality Technology Services, LLC, Duluth, MN

The Investments Analyst is part of the Strategic Planning and Investments team and helps drive core growth initiatives domestically and internationally, including land and operating asset acquisitions, new development projects, and strategic asset management activities.

• Prepare investment materials such as memorandums, presentations, and proposals.
• Create financial models to evaluate acquisitions, financings, land, and capital recycling.
• Assist in managing projects from identification through completion, coordinating due diligence teams, underwriting, and financing.
• Lead calls and meetings with key internal and external constituents and partner with business leaders to explain financial drivers of opportunities.

• Bachelor's or Master’s degree in Finance, Economics, Accounting, Mathematics, or equivalent professional experience.
• 1+ year(s) of collaborative financial experience (banking, investment fund, real estate, etc.).
• Proficiency in MS Office, especially Excel.

• Knowledge of financial concepts such as WACC, NPV, IRR, and ROI.

• Highly self‑motivated, organized, and open communicator who thrives in a fast‑paced, client‑focused environment.
• Ability to organize, interpret, and present large data volumes clearly to non‑financial managers.
• High attention to detail and accuracy.
• Excellent written and oral communication skills.
• Team‑oriented, able to work independently, and positive, flexible outlook.
