Maintenance Technician (Make Ready) – Seasonal Temp Full Time

We are looking for a Maintenance Make Ready Technician to join our team for the summer at Bexley Sugarloaf in Duluth and Bexley Exchange in Buford. This is a temporary position available now through August, with potential for permanent employment.

• Pay: $21.50/hour | $22.50/hour if EPA certified (rates are $1.50/hour higher than permanent positions; this temporary position is not eligible for benefits/quarterly bonuses)
• Bonus Opportunities: $100 after each successful completion of 30, 60, and 90 days for staying onboard during the summer

• FULL‑TIME: Monday–Friday, 8:00 am–5:00 pm (40 hours/week)
• Optional: participation in a rotating emergency on‑call schedule with bonus

• Complete the make‑ready process of vacant apartments
• Assist the team with maintenance work orders as needed
• Maintain property grounds on a daily basis
• Help maintain overall appearance of community, including grounds, amenities, and pool areas
• Collaborate with the maintenance team to keep the property running smoothly

• At least 1 year of apartment or residential maintenance experience
• No HVAC certification required
• EPA certification (Type II or Universal) and hands‑on HVAC troubleshooting / repair experience is a plus
• Strong customer service mindset and pride in work
• Ability to work independently and be a reliable team player
• Comfortable working in a fast‑paced environment and prioritizing tasks

• Reliable transportation
• Comfortable using computers and mobile devices (Outlook, work order systems, etc.)
• Ability to drive a golf cart
• Ability to lift up to 75 lbs and work indoors/outdoors year‑round
• Ability to climb stairs and ladders
• Experience using hand and power tools
• Background check required
