Maintenance TechnicianFull Time – The Standard, Westlake, Houston, TX, US. Requisition . Salary Range: $22.00 to $25.00 hourly.
Position SummaryThe Maintenance Technician is responsible for responding to maintenance requests, ensuring the property meets the Company’s standards and laws, scheduling preventive maintenance and apartment turns, diagnosing and repairing HVAC, electrical, plumbing, pool, carpentry, dry‑wall, structural, and appliance issues, providing customer service to residents, offering on‑call pager service, inspecting buildings and grounds, assisting with vendor coordination, bidding, purchasing supplies, invoicing, and participating in company training.
Essential Duties & Responsibilities- Schedule, monitor, and perform preventive maintenance and apartment turns.
- Diagnose and repair problems in HVAC, electrical, plumbing, pool, carpentry, dry walling, exterior structural, and appliances.
- Respond to work order requests promptly and professionally.
- Ensure residential units are turned in a timely and efficient manner, verifying work completion.
- Provide excellent customer service and promote a quality living experience.
- Offer on‑call pager service when scheduled and perform emergency maintenance.
- Inspect buildings and grounds for safety and cleanliness.
- Assist supervisor with scheduling and communicating with vendors and contractors.
- Assist with obtaining bids from contractors and oversee contractor work.
- Assist with purchasing maintenance supplies within budget.
- Accurately prepare and submit property invoices per guidelines.
- Communicate overall maintenance function to the supervisor.
- Participate in training such as fair housing, safety, non‑discrimination, and harassment prevention.
- Ability to read, write and understand English.
- Ability to use a personal computer and other tracking systems used at the property.
- Ability to use office equipment: telephone, fax, printer, copier, key‑track system.

High School diploma or equivalent. Minimum 1 year of previous experience in property management maintenance, building maintenance, or related trade.
Required LicensesCurrent driver’s license and automobile insurance.
Other Requirements- Maintain professional appearance and comply with uniform policy.
- Comply with safety regulations, including use of back brace, goggles, and gloves as appropriate.
- Work a regular and consistent schedule; overtime may be required.
- Work weekends and non‑traditional holidays.
- Be reachable via phone or pager except during approved time off.
- Be available for on‑call duty or to cover staffing shortages.
- Some travel may be required.
- Willing to participate in social media content creation as needed.
- Standing, walking, or sitting for extended periods.
- Frequent stooping, kneeling, crouching, and reaching.
- Moderate climbing, balancing, crawling, pushing, pulling, lifting, and talking, hearing, smelling.
- Movement of fingers, hands, wrists, legs, and feet.
- Pronounced visual acuity and field of vision.

- Lift and/or move more than 100 pounds.
- Use standard maintenance equipment.
- Compare, copy, compute, compile, analyze, coordinate, synthesize, negotiate, communicate, and instruct.
- Tolerate stressful situations.
- Work under minimal to moderate supervision.
Exposure to hot, cold, wet, humid, or windy conditions; noise, vibrations, atmospheric conditions; confined or restricted spaces.
Hazards- Exposure to communicable diseases through frequent public contact.
- Exposure to short‑tempered or aggressive people.
- Exposure to chemicals, electrical shock, heights, moving mechanical parts, or fire.
Monday‑Friday, day shift. On call, weekends and holidays as needed.
