Role
Description:
The Maintenance Technician is a full‑time, hybrid role based in Timonium, Maryland, with some work‑from‑home responsibilities such as documentation, scheduling, and coordination. On‑site, the Maintenance Technician performs routine maintenance and repair tasks for properties, including inspecting building systems, addressing service requests, and resolving mechanical, electrical, and plumbing issues as assigned. The role includes conducting preventive maintenance, general home repairs, installation of appliances, painting, and ensuring common areas, interiors and exteriors are safe and presentable.
The Maintenance Technician will troubleshoot issues, coordinate with vendors when needed, maintain accurate records of work completed, and communicate clearly with property managers and residents regarding maintenance status and timelines.
Job Responsibilities
- Work independently to complete residential maintenance and repair work orders
- Perform painting, drywall patches, caulking, touch‑ups, and other finish work
- Change locks, repair doors, install hardware, and address entry issues
- Complete minor plumbing repairs, including leaks, clogs, supply lines, and fixture replacements
- Handle basic electrical repairs, such as switches, light fixtures and smoke detectors
- Carry out basic carpentry repairs, including trim, doors, cabinets, flooring repairs, and railings
- Assist with appliance troubleshooting and coordinate with appliance vendors when needed
- Complete property turnover repairs and rental‑ready punch lists
- Respond to emergency maintenance issues when needed
- Inspect reported maintenance problems and provide photos, notes, and recommendations
- Pick up materials and supplies as needed
- Communicate professionally with tenants, owners, vendors, and office staff
- Keep accurate records of work completed, materials used, and time spent
- Maintain a clean and safe work area at all properties
- Properly care for and track company‑provided tools, materials, and equipment
- Identify repairs that require approval, additional vendors, or licensed contractors
- Follow company procedures for scheduling, tenant communication, work orders and documentation
Qualifications
- Prior handyman, property maintenance, construction, or residential repair experience preferred
- Ability to work independently without direct supervision
- Experience with painting, drywall, locks, basic plumbing, basic electrical, and carpentry preferred
- Valid driver’s license required
- Ability to safely operate and maintain a company‑provided truck
- Ability to travel to properties throughout Baltimore County, Baltimore City, and surrounding areas
- Basic hand tool ownership preferred
- Ability to lift, carry, bend, climb ladders, and perform physical maintenance work
- Strong communication skills and professional attitude
- Ability to use a smartphone or app for work order updates, photos, and notes
- Must be dependable, organized, and able to manage time efficiently
- Willingness to assist with occasional emergency or after‑hours repairs as needed
Compensation
Pay Range: $25 to $35 per hour, based on experience*
* A higher pay rate may be available for candidates who have strong residential maintenance experience.
A company truck will be provided for approved work‑related travel and assigned maintenance duties.
Basic power tools will be provided by KRS Property Management for company work. The employee will be responsible for properly using, maintaining, and returning all company‑provided tools and equipment.
Company‑provided materials and approved supplies will also be made available as needed.
