Residential Project Manager — Co Creations Construction & Design

This role is ideal for someone who thrives on organization, communication, and overseeing multiple residential projects from pre-construction through close-out.

Key Responsibilities
  • Pre-Construction & Planning: Review and approve plans, specifications, and budgets. Secure permits, approvals, and vendor compliance. Lead pre-construction meetings and subcontractor scope reviews.
  • Estimating & Procurement: Perform quantity takeoffs by trade. Track long-lead items and coordinate material deliveries. Identify critical path and mitigate delays.
  • Budget & Project Management: Monitor job costs, forecasts, and change orders. Provide client updates and respond to RFIs. Maintain schedules and key documentation.
  • Project Close-Out: Complete punch list and final walkthroughs. Deliver warranties, as-builts, and close-out documents.
Qualifications
  • 5+ years of construction project management experience (residential preferred).
  • Strong knowledge of construction methods, sequencing, and building codes.
  • Proficiency with project management software (Buildertrend).
  • Bachelor’s degree in Construction Management, Engineering, or related field (preferred).
  • Valid driver’s license and ability to visit job sites as needed.
Work Environment
  • Primarily office-based with site visits required.
