Maintenance Supervisor – Independence Park
Range Water is looking for a Maintenance Supervisor to oversee technical and mechanical work that ensures building cleanliness, safety and overall functionality. The role requires managing a maintenance team, maintaining inventory, and ensuring property standards.
Responsibilities- Lead and evaluate the maintenance team, including hiring, training, and performance reviews.
- Oversee the “Make Ready” process from beginning to end according to company policies.
- Respond to resident service requests, diagnose defects and complete repairs following safety and code standards.
- Inspect work performed by service team members and contractors to verify quality and adherence to specifications.
- Maintain adequate inventory of spare parts and maintenance materials; work with Community Manager to order supplies within budget.
- Assist Community Manager in developing the maintenance budget and capital expenses.
- Complete monthly preventive maintenance procedures as outlined in the Policy and Procedure Manual.
- Demonstrate customer service skills in all interactions with employees, residents, clients, and vendors.
- Ensure safety, cleanliness and general appearance of the property; report any mechanical or electrical equipment malfunctions.
- Address customer complaints and issues; perform other duties as assigned.
- High School Diploma or GED; technical degree preferred.
- 1–3 years of proven supervisory experience managing subordinates in maintenance.
- 1–3 years of experience in apartment maintenance or equivalent; 2–3 years preferred.
- Strong communication skills with ability to connect to people at all levels.
- Proficiency in internet, word processing, spreadsheet, and database management programs; strong property management software proficiency (Entrata, Yardi, One Site).
- Valid driver’s license.
- EPA Type I/II or Universal refrigerant recycling certification, Certified Pool Operator or Certified Spa & Pool Operator, and any required state/local certifications.
- Physical capability to push, pull, lift, carry weights up to 20 pounds independently and 50 pounds with assistance; ability to stand, walk, reach, climb, stoop, squat, and sit as needed.
- Willingness to work flexible schedule including evenings, weekends, and holidays.

40 hours per week. Typical site hours of operation:
- Monday – Friday: 9am – 6pm
- Saturday: 10am – 5pm
- Sunday: 1pm – 5pm
