Responsibilities- Responsible for managing the day‑to‑day maintenance operations of your assigned community and serving as a mentor to Service Technicians and Grounds Keepers.
- Process and schedule service requests to remain in compliance with 24‑hour policies; initiate follow‑up procedures for service requests and communicate an action plan to residents for requests not able to be completed within 24‑hours; obtain and document feedback regarding maintenance performed.
- Schedule and coordinate maintenance personnel availability to ensure 24/7 coverage for the community’s emergency on‑call services.
- Coordinate services such as trash collection, extermination, painting, and carpet cleaning/replacement, and others as needed.
- Implement emergency procedures in conjunction with the Community Manager.
- Update the make‑ready board and One‑Site daily; ensure all vacant units are market‑ready for occupancy and comply with company standards.
- Perform preventative maintenance.
- Assist with recruiting, interviewing, hiring, and training individuals for an effective service and grounds staff.
- Conduct daily property walks and remove litter, debris, and pet waste; complete monthly property walks with the Community Manager to maintain Carter‑Haston’s 5 Basic Standards.
- Responsible for snow/ice removal of the community including walkways, sidewalks, and parking lots.
- Assess service team members’ performance to gauge effectiveness and adherence to company policies and procedures; develop corrective action or performance improvement plans as needed.
- Schedule and inspect work performed by outside contractors/vendors.
- Control expenditures, maintain shop inventory and supply levels, and stay within the parameters set forth in the approved annual budget in conjunction with the Community Manager.
- Fill in as Assistant Service Manager, Service Technician, Groundskeeper, or Housekeeper should the need arise.
