Support Summary
This role will be critical in the operational delivery and support of a state‑of‑the‑art life science campus within the Raleigh, NC area. Major FunctionThe Senior Maintenance Technician I provides vital support for building operations and maintenance, ensuring smooth functioning and continuing operation. This role involves inspections, testing, and preventative maintenance of mechanical, electrical, and automatic temperature control equipment. Additionally, this role will assist in system design and functionality discussions and be an integral part of a growing team.
Job Responsibilities- Conduct repair and preventative maintenance of equipment, systems, and facilities in line with operation manuals, diagrams, sketches, and manufacturers' specifications to increase reliability and useful life.
- Execute preventative maintenance and repairs on various types of mechanical and electrical equipment.
- Provides initial response, triage, stabilization, and/or repair for all types of building infrastructure maintenance requests, with an emphasis on HVAC systems.
- Inspect, adjust, modify, and repair all types of boilers, heating systems, cooling systems, and auxiliary equipment.
- Conduct daily operation, maintenance, inspection, and repairs of the building's Energy Management System, Building Automated System, and Fire Safety System.
- Carry out daily/weekly tours of mechanical spaces, tenant/public areas, roofs, and building grounds.
- Respond promptly to service calls/tenant requests including HVAC, plumbing, lighting, escorts, general carpentry & painting duties, key making, picture hanging, and moving furniture and equipment safely.
- Effectively communicate with the owner, owner’s representative, or supervisor on the work performed and the present status of the mechanical system.
- Stay updated on changes in field safety and codes through seminars and other educational means.
- Provide technical support for projects and develop materials lists for ordering.
- Respond swiftly to emergencies, troubleshoot, and repair issues.
- Perform general housekeeping of mechanical/electrical rooms, including sweeping, mopping, and painting.
- Carry out routine repairs related to Carpentry, and general maintenance and assist all other trades as required.
- Completes work following UG2's Standard Operating Procedures and Work Instructions.
- On‑call rotation to serve as primary contact for site emergencies.
- High School Diploma or equivalent, plus three to five years of related experience, or an equivalent combination of education and experience.
- Wastewater Treatment License or the ability to achieve within six months.
- Building management system experience.
- The ability to act as the Lead Engineer, when required.
- Reliable and Professional.
- Ability to read, interpret, and apply safety rules, operating and maintenance instructions, and procedure manuals.
- Basic math skills, including algebra and geometry.
- Basic computer skills including internet usage, email systems, electronic manuals, and online learning.
- Minimum of three to five years of hands‑on experience in the MEP Field.
- Ability to complete the required company training.
- Flexibility to work varying shifts, weekends, and holidays as needed.
- Great communicator and positive personality.
- Eager to grow within a team and to understand in-depth critical building systems.
- Universal CFC Certification is preferred.
- OSHA 10.
- Hot Work certified, preferred.
Physical Requirements
- Must be able to lift at least 50 pounds, remain stationary for extended periods of time, and perform daily physical activity including, but not limited to, climbing ladders, navigating multiple sets of stairs, and moving from room to room to inspect the physical condition of the building as required.
- Availability to respond to after‑hours emergencies as necessary.
