The Corporate Real Estate Manager supports the Director of Real Estate in managing FMP’s portfolio of approximately 280 leased industrial, warehouse, and retail locations. This is a dual mandate, occupier side role combining lease renewal, extension, and amendment negotiation for an assigned regional book of locations, and end to end project management of capital improvement, build out, and new location construction projects, including permitting.
The role requires strong NNN lease fluency, working knowledge of construction contracts and municipal permitting, comfort operating with a high degree of autonomy across simultaneous transactions and projects, and the judgment to negotiate directly with landlords, brokers, general contractors, and municipal authorities.
- Lease Lifecycle Management: Own the full lease renewal and extension process (gap analysis, market/comp research, strategy, counter-proposals, redlines, and execution) for assigned regional locations.
- Deal Negotiation & Approvals: Negotiate business terms directly with landlords, landlord counsel, and brokers following FMP’s two-track approval workflow, escalating economic commitments to the Director and executive leadership.
- Legal Instrument Processing: Independently process routine documents (estoppels, SNDAs, assignments, guaranties) in coordination with legal counsel without requiring executive sign-off.

Track key dates in Pro Lease, engaging regional leadership ~1 year ahead of renewals/expirations to align on strategy. - Lease Administration & Accounting: Collaborate with the Real Estate Accountant on CAM reconciliations, utility disputes, lease abstracts, executive approval memos, and ASC 842 / GAAP lease accounting considerations.
- End-to-End Construction Oversight: Manage Cap Ex projects (new sites, build-outs, expansions, major repairs) from scoping through closeout.
- GC & Contract Management: Select general contractors, negotiate construction contracts (e.g., AIA A101/A201), and manage pricing, schedules, retainage, pay applications, and change orders.
- Permitting & Regulatory Approval: Lead the full municipal permitting process (building, fire, health, trade) with local AHJs, GCs, architects, and engineers.
- Operations Partnership: Partner with local Operations and Facilities teams on major physical plant issues (roof, HVAC, parking lots) while owning external contractor, landlord, and permitting relationships.
- Budget & Schedule Tracking: Monitor Cap Ex budgets against project codes and flag schedule or cost overruns early to executive leadership.
- Bachelor’s degree in real estate, construction management, business, or a related field, or equivalent professional experience.
- 5+ years of commercial real estate experience that includes direct, hands-on experience in both (a) lease negotiation and (b) construction/capital project management – candidates with construction/project management experience alone, without lease negotiation experience, will not meet this requirement.
- Demonstrated experience with NNN commercial leases and standard lease structures (escalations, holdover, CAM, assignment/subletting, casualty/condemnation).
- Hands-on experience managing construction projects, including GC contract negotiation, pay application review, and change order management.
- Direct experience navigating municipal permitting processes (building, fire, health, trade permits) through to approval.
- Strong written and verbal negotiation skills, with the ability to represent FMP’s interests directly with landlords, brokers, contractors, and permitting authorities.
- Ability to manage a high volume of simultaneous lease transactions and construction projects at varying stages, prioritizing independently under general direction.
- Proficiency with Microsoft Word and Excel, including redlining/tracked changes and basic budget tracking/financial modeling.
- Experience in an occupier-side (tenant representation or corporate real estate) role managing a multi-location industrial, warehouse, or distribution portfolio.
