Job Description

The Project Manager Tenant Fit Out role supports the successful planning and execution of data center customer fit‑out and tenant improvement projects. Responsibilities include the overall planning, management, and execution of work for assigned construction projects. One or more projects may be assigned. The role maximizes project profitability and promotes Layton objectives and goals while achieving quality, safety standards and meeting owner expectations.

Responsibilities
  • Champions "The Layton Way" by delivering predictable outcomes for internal teams, external teams, and customers.
  • Ensures that "Constructing with Integrity" is delivered by working with honesty, unity, safety, and quality of work.
  • Assists in the preparation of estimates for the project.
  • Prepares project budgets and unit cost reports.
  • Leads the project team in preparing the project management plan (PMP).
  • Participates in value engineering services as appropriate.
  • Organizes and conducts pre‑award and pre‑construction meetings.
  • Negotiates and prepares project subcontracts.
  • Obtains permits and resolves regulatory requirements as needed.
  • Prepares a project schedule and develops milestones to complete the project with the superintendent.
  • Obtains and verifies plans and specifications.
  • Assists business development personnel as requested.
  • Plans successful execution of the construction contract.
  • Manages project materials and equipment procurement within budget constraints and the delivery schedule.
  • Develops and monitors quality, safety, and risk management plans.
  • Monitors site performance (cost, safety, quality, schedule) with the superintendent.
  • Adjusts schedule as necessary to meet milestones and financial goals.
  • Negotiates owner and subcontractor change orders, managing cost and profit impact.
  • Develops monthly client pay requests and follows up on collections.
  • Controls job cost payments based on document review; coordinates with the job cost accountant for payments and lien releases.
  • Participates in monthly job cost reviews to declare project status.
  • Attends and documents owner and coordination meetings.
  • Coordinates all final close‑out procedures, including as‑built drawings, letter of substantial completion, and letter of recommendation.
  • Interacts with Estimating to provide project cost information for the database.
  • Directs organization and preparation of all project documents for storage.
  • Participates in PM training.
  • Interacts with all company departments to ensure policies, procedures, and corporate objectives are achieved.
  • Uses tact to maintain relationships with vendors, owners, architects, community and state officials, and the general public.
Qualifications
  • Bachelor's degree in civil engineering, construction management or related field, or equivalent education and experience.
  • Minimum four years of project management experience within Data Center Construction.
  • Valid driver's license and good driving record.
  • In‑depth knowledge of commercial construction processes.
  • Understanding of estimating concepts to verify bids, understand market rates, and process change orders.
  • Understanding of contractual language and concepts to protect the company while providing quality service to clients.
  • Working knowledge of construction laws and practices.
  • Understanding of building codes and other design requirements necessary for the project.
  • Ability to read and understand plans, blueprints, and specifications.
  • High standards of ethical conduct regarding organizational policies.
  • Effective interpersonal communication skills.
  • Team orientation to achieve organizational and customer goals.
  • Skill in making verbal presentations with poise and mastery of language.
  • Strong grammar and syntactical writing abilities.
  • Ability to delegate and manage subordinates effectively.
  • Customer needs discernment and diligent follow‑through.
