Position: Maintenance Manager for a Senior Living Community

Vista Springs Timber Ridge Village is looking for a working leader to join our management team of Servant Leaders! This position will head up the housekeeping department and also lead the daily coordination of tasks for the journeyman and related residential services functions. The role includes assigning daily work, setting priorities, following up on completion, inspecting the quality of the work, and making sure tasks are done correctly and on time.

Residential

Services Manager Responsibilities
  • Lead housekeeping and related residential services functions.
  • Assign and coordinate daily work for journeymen, housekeepers, and related staff.
  • Ensure compliance with HFA & AFC rules and regulations, focusing on life safety, environmental readiness, and disaster planning.
  • Maintain safe, compliant, orderly, and well‑run environment and uphold luxury resort‑style standards.
  • Handle room turns, unit readiness, minor remodeling coordination, and cosmetic refresh work.
  • Coordinate and oversee paint touch‑ups, repairs, appearance‑related improvements, and light refresh projects.
  • Problem‑solve, complete projects on schedule and keep teams motivated.
  • Serve as the liaison for outside contractors such as snow plowing, lawn mowing, HVAC, refrigeration repair, plumbing, and painting.
  • Maintain budget, inventory, and purchase supplies as needed.
  • Conduct internal inspections and monthly building inspections.
  • Communicate daily project updates, plans, and goals.
  • Orient new staff on safety, fire, and other procedures.
Essential Duties
  • Free facility from hazards caused by HVAC.
  • Handle fire safety, drills and check fire extinguishers regularly.
  • Maintain upkeep of facility grounds and yard.
  • Keep in compliance with state, federal and local codes.
  • Coordinate the safety committee meetings.
  • Purchase supplies and manage inventory at the facility.
  • Recommend contractors for major repairs.
  • Facility compliance in emergency procedure & MiOSHA.
  • Perform repairs, painting and remodeling when needed.
  • Prepare rooms for new resident occupancy.
  • Monthly inspections of buildings.
  • Daily communication of future projects, plans and goals.
  • Orientation of all new staff for safety and fire.
Non–Essential Duties
  • Participate in delivery of resident services.
  • Oversight of housekeepers.
  • Assist with resident needs.
  • Participate in special facility functions.
  • Recommend capital improvements for the facility.
  • Assist at the other facilities as needed.
Supervisory Responsibilities

In charge of coordinating and instructing the Plan Operations Assistant on day‑to‑day duties and directing outside contractors such as snow plowing, lawn mowing, HVAC, refrigeration repair, plumbing and painting contractors.

Working Conditions & Physical Demands
  • Full time, typically 40 hours per week, may vary.
  • Working inside and outside exposure, on rooftops and HVAC areas.
  • Available Monday‑Friday with possible Saturdays and Sundays.
  • Must be able to lift 50‑75 lbs., move furniture and equipment, shoveling, raking, painting, climbing, walking, and tolerate inclement weather.
  • Flexible for on‑call emergencies and multi‑tasking.
Educational and Experience Requirements
  • High school diploma plus one‑year certificate from college or technical school, or six months to one year related experience and/or training.
  • Minimum of one year experience in a similar field with knowledge of plumbing, electrical, drywall, basic household repairs, HVAC and interior and exterior building repairs.
  • Good knowledge of universal precautions, chemical procedures and ground keeping.
Certificates, Licenses & Technical Skills
  • HVAC certification and builder’s license (plus).
  • Driver’s license required.
  • First Aid/CPR certificates suggested.
  • Basic English reading, writing, and speaking skills.
