Position Summary

The Commercial & Industrial Maintenance Technician is responsible for performing routine and emergency maintenance on HVAC systems, mechanical equipment, and facility infrastructure within commercial and industrial environments. This role focuses heavily on planned preventive maintenance to ensure reliable system operation, minimize downtime, and support efficient facility performance. The ideal candidate is hands-on, dependable, and experienced in maintaining critical equipment within active production facilities or commercial buildings.

Key Responsibilities
  • Perform planned preventive maintenance (PPM) on HVAC systems, pumps, motors, fans, and other facility mechanical systems.
  • Inspect, maintain, and service air handlers, boilers, chillers, rooftop units, exhaust systems, and control components.
  • Diagnose and perform corrective maintenance and repairs on equipment identified through inspections or service calls.
  • Accurately maintain service logs, maintenance records, and digital work orders.
  • Collaborate with building engineers, vendors, and fellow technicians to resolve complex maintenance issues.
  • Monitor and maintain building systems, including plumbing, basic electrical systems, and general facility infrastructure.
  • Troubleshoot equipment and system issues to minimize downtime in production-critical areas and occupied commercial spaces.
  • Ensure all work is performed safely, efficiently, and in compliance with applicable codes, regulations, and environmental requirements.
  • Participate in an after-hours emergency maintenance response rotation as needed.
Minimum Qualifications
  • High school diploma or GED required; technical training in HVAC, mechanical systems, or a related field preferred.
  • Experience working with preventive maintenance programs and schedules.
  • EPA Section 608 Certification required;
    Universal Certification preferred.
  • Valid driver's license with a clean driving record.
  • Ability to lift and carry 50+ pounds, work at elevated heights, and perform physically demanding tasks.
Preferred Qualifications
  • Experience working in manufacturing, healthcare, data center, or other mission-critical environments.
  • Familiarity with CMMS (Computerized Maintenance Management Systems).
  • Frequently required to lift, move, and carry equipment and materials weighing up to 50 pounds.
  • Regularly required to stand for extended periods, climb ladders, and work in mechanical rooms, on rooftops, and in industrial environments.
  • Exposure to active production floors, outdoor weather conditions, confined spaces, varying noise levels, and fluctuating temperatures.
  • Must be able to safely perform work in environments that require the use of personal protective equipment (PPE).
