Smartland owns and operates more than 1,400 rental units across Northeast Ohio, and we’re looking for a Senior Maintenance Technician to help keep our apartment communities and single-family homes in top condition. This role is ideal for a skilled, dependable technician who can work independently, solve problems quickly, and support a high-performance maintenance team.
You’ll work across multiple apartment communities and rental homes, providing repairs, completing turns, and ensuring residents feel safe, comfortable, and well cared for.
Schedule- Monday–Friday (full-time)
- Rotating on‑call evenings and weekends for urgent/emergency repairs
- Travel between assigned properties within Northeast Ohio
- Company vehicle is provided for work‑related travel
- Perform routine inspections, preventive maintenance, and safety checks
- Diagnose and repair plumbing, electrical, HVAC, carpentry, and appliance issues
- Complete troubleshooting and determine the most effective repair solution
- Turn vacant units quickly, meeting established deadlines and Smartland quality standards
- Ensure unit turns meet company readiness standards before move‑in
- Complete work orders accurately using the company mobile app
- App Folio must be downloaded and used on your phone
- Include notes, photos, parts used, and repair status updates
- Respond to urgent maintenance requests and participate in on‑call rotation
- Maintain exterior areas including gutters, grounds, walkways, and safety hazards
- Work with vendors as needed and ensure repairs meet quality expectations
- Support junior maintenance staff through training, guidance, and leadership
- Follow all OSHA safety procedures and promote safe work practices
- Communicate clearly and professionally with residents, leasing staff, and property managers
- 3+ years of residential or multifamily maintenance experience
- Strong skills in HVAC, plumbing, electrical, carpentry, and appliance repair
- Experience in exterior maintenance (groundskeeping, concrete, roofing, siding) is a major plus
- Proficiency in troubleshooting and completing repairs independently
- Valid driver’s license & clean driving record
- Reliable vehicle and your own basic tools (company provides large specialty tools)
- Ability to lift 75 lbs, climb ladders, and work in tight spaces or outdoors in all weather
- Strong prioritization skills and the ability to manage multiple work orders
- Knowledge of maintenance safety standards and OSHA guidelines
- Must be comfortable using mobile apps, work order software, and digital communication
- $25–$30/hr based on experience and technical skill
