Housing Authority of the City of Eatonton, Georgia

The Housing Authority of the City of Eatonton, Georgia is currently seeking an Executive Director. The Authority operates two properties in partnership with Bear Developers:

• LMH – 114-unit property, originally public housing, RAD conversion 2014, LIHTC redevelopment 2017.
• Hillside Apartments – 50-unit senior property, originally Section 8 new construction, currently under reconstruction with tax credits.

Both properties have current HAP contracts. Annual total budget is approximately $1.4 million and the staff consists of five employees. The Authority has historically performed well and recently received a score of 100 on NSPIRE inspection.

The Executive Director will serve as the chief executive officer of the Authority and provide leadership in all aspects of operations. Core duties include:

• Implementing Board and EHA policy decisions.
• Creating strategic goals and long‑range plans.
• Monitoring fiscal performance and ensuring compliance with HUD and LIHTC requirements.
• Collaborating with the development partner.
• Managing the organization and executing operational and organizational changes.
• Resolving complex issues and communicating instructions to staff and stakeholders.

Minimum qualifications include:

• Bachelor’s degree in business or a related field.
• Experience in property management and/or public housing.
• Valid driver’s license.
