Caretta Senior Living in Eau Claire, Wisconsin is seeking a dedicated and experienced Maintenance Director to oversee all phases of physical community management for our campus. This leadership role is responsible for supervising maintenance, grounds, and housekeeping staff while ensuring the property remains safe, beautiful, and fully operational.

The Maintenance Director is a key member of the management team and partners closely with the Executive Director and department leaders to support operational excellence and resident satisfaction.

Compensation & Schedule
  • Pay: $60,000 - $68,000 per year
  • Schedule: Monday - Friday | 8:00am - 5:00pm

Position Summary

The Maintenance Director is responsible for all aspects of physical plant and campus operations including day-to-day maintenance, preventative maintenance programs, vendor oversight, contract negotiation, capital planning, and financial management of assigned departments.

This role ensures the community remains pristine, compliant, and market-ready while fostering a culture of teamwork and accountability.

Job Responsibilities & Duties Leadership & Team Management
  • Adhere to all company personnel directives as outlined in the Employee Handbook and ensure departmental compliance.
  • Supervise maintenance, grounds, and housekeeping staff.
  • Monitor time off, conduct annual reviews, and administer disciplinary procedures as needed.
  • Foster a spirit of cooperation and teamwork across departments.
Property Oversight
  • Maintain the appearance and physical integrity of the campus.
  • Conduct daily rounds to identify maintenance and housekeeping concerns.
  • Ensure timely and thorough completion of all work orders.
  • Develop and manage preventative maintenance systems and inspection schedules.
  • Ensure vacant apartments are always "market ready."
Financial & Budget Management
  • Review and code invoices, approve expenditures, and prepare departmental budgets.
  • Identify building and grounds needs and prioritize projects within budget.
  • Order supplies and equipment while ensuring best value through competitive sourcing.
Vendor & Contract Oversight
  • Negotiate and oversee all building contracts including fire safety, HVAC, elevator service, landscaping, snow removal, telephone service, painting, and carpet replacement.
  • Ensure contracts remain current and are competitively bid as needed.
  • Track insurance and compliance documentation for vendors.
Compliance & Safety
  • Develop and implement OSHA-compliant safety programs.
  • Maintain regulatory compliance for all building systems.
  • Plan and oversee capital improvement projects.
Operational Partnership
  • Work closely with the Executive Director, Business Office Manager, Director of Nursing, and Director of Sales to support move-ins, move-outs, and operational needs.
  • Assist with long-range strategic planning and ongoing problem solving.
  • Provide weekly, monthly, and annual operational reporting.
  • Other duties as assigned.
Qualifications
  • Four-year degree in related field and/or minimum six years of experience in multifamily housing, hospital, nursing home, or senior living.
  • Valid Driver's License with acceptable driving record.
  • Experience supervising staff with demonstrated leadership ability.
  • Strong knowledge of physical plant systems including HVAC, electrical, mechanical, interior/exterior maintenance, and fire safety systems.
  • Proven ability to negotiate vendor contracts and manage service agreements.
  • Ability to develop and adhere to operating budgets.
  • Strong organizational, time management, and communication skills.
  • Experience with maintenance software systems and computer programs.
  • Ability to effectively relate to an aging population.
Work Environment

This position includes both indoor and outdoor working conditions, including exposure to varying temperatures and weather conditions.
