Project Manager - Commercial Construction

Based in Eden Prairie and backed by a construction legacy spanning more than 80 years, Steiner Construction delivers commercial construction projects throughout Minnesota, from tenant improvements and renovations to complex ground-up construction.

We are seeking an experienced Project Manager with a minimum of five years of project management experience working for a commercial general contractor who is ready to take ownership of projects, build strong client relationships, and grow with our company.

• Oversee and facilitate all aspects of commercial construction projects from preconstruction to closeout
• Lead the bidding and estimating process, including review of bid documents, takeoffs, solicitation of subcontractor and supplier pricing, bid analysis, and proposal preparation.
• Negotiate, buyout and award subcontracts
• Draft and prepare subcontractor agreements including detailed scopes of work
• Plan and manage the project budget
• Create and maintain project schedules, proactively adjusting as project conditions change
• Manage the submittal process and material procurement
  
  Prepare and submit change orders
• Interface and collaborate with the onsite Superintendent, inspectors, trade partners, architects, engineers, city and county officials, and clients
• Conduct weekly owner and contractor meetings and prepare meeting minutes
• Maintain high levels of quality and workmanship that adhere to the construction documents and company standards
• Review and approve subcontractor and vendor invoices
• Demonstrate a sense of urgency and commitment to meeting project deadlines.

• Strong leadership, communication, and organizational skills
• Ability to manage multiple projects, priorities, budgets, and schedules simultaneously
• Experience negotiating and administering subcontract agreements
• Proficiency with Procore, Microsoft Project, Bluebeam, and Microsoft Office applications
• Self-motivated, accountable, and team-oriented
