Our Fuze Repair & Renovation team supports hundreds of properties throughout the Twin Cities, completing everything from everyday maintenance and service calls to turnovers, repairs, and larger renovation projects.
Position OverviewWe are looking for an experienced, dependable, and solutions-oriented Maintenance Technician II to join our growing Fuze Repair & Renovation team.
This is a hands-on field position for an experienced maintenance professional who can independently diagnose issues, determine the appropriate solution, and complete quality repairs efficiently across residential and commercial properties.
As a Maintenance Technician II, you will be expected to bring broad maintenance and construction knowledge to the role. You should be comfortable receiving a work order, diagnosing the issue, completing the repair, documenting your work, and communicating the outcome with minimal supervision.
You will work closely with our Fuze Repair & Renovation, property management, and operations teams to keep properties safe, functional, well maintained, and rent ready.
Key Responsibilities General Maintenance & Repairs- Perform general residential and commercial property maintenance and repairs
- Diagnose maintenance issues and determine appropriate repair solutions
- Complete basic plumbing repairs, including faucets, toilets, drains, disposals, supply lines, and minor leaks
- Complete basic electrical repairs, including switches, outlets, fixtures, and other minor electrical items within the scope permitted by law
- Perform carpentry, drywall, patching, painting, trim, doors, locks, hardware, and other general repairs
- Repair or replace fixtures, appliances, and property components when appropriate
- Complete preventative maintenance and address safety concerns
- Perform exterior maintenance and miscellaneous property repairs as assigned
- Identify when repairs require a licensed contractor or specialty trade and communicate those needs promptly
- Respond promptly to assigned maintenance requests and service calls
- Review work order information before arriving at the property and arrive prepared whenever possible
- Troubleshoot issues efficiently and work toward completing repairs during the initial visit whenever practical
- Communicate when additional materials, approvals, or specialty vendors are required
- Manage assigned work orders efficiently throughout the workday
- Complete work within established timelines and communicate proactively when delays occur
- Prioritize urgent maintenance and property safety concerns appropriately
- Coordinate with team members when additional support is needed to complete a work order
- Complete maintenance and repair items required between tenants
- Assist with unit turnovers and rent-ready projects
- Complete punch lists efficiently and accurately
- Identify property conditions requiring additional repairs or specialized vendors
- Help ensure properties meet Fuze quality, safety, and rent-ready standards
- Communicate additional repair recommendations discovered during turnover work
- Coordinate with the Fuze Repair & Renovation and property management teams to help meet scheduled move-in and leasing deadlines
- Independently troubleshoot common property maintenance concerns before recommending replacement or outside service
- Identify the probable cause of maintenance issues and determine practical, cost-conscious solutions
- Use sound judgment when determining whether an item should be repaired or replaced
- Recognize when work requires a licensed contractor, specialty trade, or additional Company approval
- Proactively identify potential maintenance or safety concerns while on site
- Help prevent small maintenance issues from becoming larger and more expensive repairs
- Escalate significant property concerns promptly to Company leadership
- Maintain accurate time entries for all work performed
- Document completed work with clear notes and before-and-after photographs
- Update work orders promptly through App Folio, Jobber, or other Company-designated systems
- Clearly document materials used, additional work needed, and recommendations
- Provide accurate information necessary for customer and property owner billing
- Notify the team promptly when a work order cannot be completed as scheduled
- Close out completed work orders promptly and accurately
- Ensure documentation clearly reflects the condition found, work performed, and final outcome
- Communicate professionally and respectfully with tenants, property owners, vendors, customers, and Fuze team members
