The RoleThe Maintenance Supervisor is accountable for delivering on our commitments to our residents and is instrumental in helping Avanath provide superior customer service. The role involves quality move‑in, timely service, superb curb appeal, and personal attention to our residents and their homes. The Maintenance Supervisor works alongside the Community Manager, partnering to oversee the activities of assigned staff and vendors to ensure the maintenance of the property.
The incumbent in this role must possess a high degree of professionalism and positive engagement for our residents and the workforce.

- Ensures consistency, follow‑up, and follow‑through in dealing with residents on all matters.
- Enforces community policies delegated by the Community Manager.
- Assists and completes work orders generated from resident requests, diagnosing defects and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
- Coordinates, schedules, and responds to resident/management requests and work orders.
- Ensures all repairs and replacements are necessary for community common areas and units.
- Supports cost‑cutting and expense control by fixing rather than replacing parts when possible.
- Inspects grounds, building, and community features daily to identify, minimize, and correct hazardous conditions or liability concerns.
- Manages and orders maintenance supplies inventory within budget guidelines.
- Maintains a preventative maintenance program that extends community life while minimizing future repairs.
- Maintains a well‑organized and properly stocked maintenance shop, adhering to safety standards and OSHA guidelines.
- Teaches and promotes safe work practices through the hazard communications program.
- Manages unit inspections, key control, and maintains accurate records of service requests, EPA/OSHA standards, preventative maintenance, unit make‑ready status, and work in progress.
- Participates in on‑call emergencies and utilizes property resources, equipment, and supplies economically by obtaining vendor bids and pricing.
- Directs and monitors maintenance, construction, and rehabilitation activities to ensure quality and expediency.
- Challenges team members to achieve higher performance by establishing and communicating immediate and long‑term goals.
- Develops standards for the cleanliness and overall appearance of community grounds, amenities, building exteriors, unit interiors, and service areas.
