The Property Manager is responsible for the overall operations, performance, and success of an assigned apartment community. This position leads the property team, maintains strong resident relationships, oversees leasing and collections, manages property expenses, and ensures the community is maintained to Northstar Properties' standards. The Property Manager works closely with the Regional Manager, corporate office, maintenance, and other departments to achieve company goals and deliver outstanding results.

Essential Duties and Responsibilities
  • Oversee the day-to-day operations of the apartment community.
  • Lead, train, coach, and hold property staff accountable for their performance and responsibilities.
  • Work closely with the Regional Manager and corporate office to achieve property and company goals.
  • Monitor occupancy, leasing activity, renewals, collections, delinquency, and other key property performance indicators.
  • Ensure timely and accurate completion of leasing, resident, and administrative responsibilities.
  • Maintain positive relationships with residents and respond professionally and promptly to resident concerns and complaints.
  • Enforce lease terms, company policies, and community rules consistently and fairly.
  • Oversee resident move-ins, move-outs, notices, lease renewals, and other resident account activity.
  • Review and approve property invoices, expenses, purchase orders, and other financial transactions in accordance with company policies.
  • Monitor the property budget and control expenses while maintaining the quality of the community.
  • Review property financial reports and identify opportunities to improve revenue and reduce expenses.
  • Ensure accurate documentation and timely completion of required reports and administrative tasks.
  • Monitor work orders, property maintenance, make-readies, inspections, and overall property condition.
  • Work closely with the Maintenance Supervisor to ensure maintenance requests are completed timely and the property is properly maintained.
  • Ensure the property, amenities, common areas, and grounds are clean, safe, and presentable.
  • Assist with marketing, advertising, resident retention, and leasing strategies to maintain occupancy.
  • Ensure compliance with fair housing laws, applicable federal, state, and local laws, and Northstar Properties policies and procedures.
  • Maintain accurate resident files, personnel records, property records, and other required documentation.
  • Participate in hiring, onboarding, training, performance management, and disciplinary actions for property employees in coordination with Human Resources.
  • Review and approve employee timecards and ensure accurate timekeeping practices.
  • Address employee performance issues promptly and maintain accountability within the property team.
  • Conduct regular property inspections and identify opportunities for improvement.
  • Ensure safety procedures are followed and safety concerns are reported and addressed promptly.
  • Assist with emergency situations and respond appropriately to resident and property emergencies.
  • Maintain professional relationships with vendors, contractors, residents, employees, and company leadership.
  • Communicate important property issues, staffing concerns, resident matters, and operational needs to the Regional Manager and appropriate corporate departments.
  • Participate in company meetings, training, and special projects as required.
  • Support other Northstar Properties and teams when needed.
  • Follow Northstar Properties' mission, core values, policies, procedures, and standards at all times.
  • Perform other duties as assigned.
Performance Expectations

The Property Manager is expected to demonstrate strong leadership, accountability, professionalism, organization, communication, sound judgment, and financial responsibility. The Property Manager is responsible for leading the property team, maintaining a positive resident experience, protecting company assets, and delivering outstanding operational and financial results while maintaining Northstar Properties' standards.
